Job summary

Moorings Park is seeking a dedicated Manager of Maintenance to lead the Maintenance, Buildings and Grounds operations at our Naples campuses. You will ensure safety, reliability, and comfort across interior and exterior facilities, buildings, and grounds in compliance with applicable codes.

Responsibilities include planning, directing, and supervising maintenance tasks, coordinating with staff, managing budgets, and ensuring preventive programs and vendor coordination.

Qualifications

• Proven experience in mechanical, electrical, grounds and building maintenance.
• Minimum two years of supervisory experience.
• Knowledge of blueprints and installation specifications.
• Familiar with building codes and refurbishment of apartments.
• Excellent English communication skills.

Responsibilities

• Assist in planning, developing, organizing, implementing, and evaluating maintenance of facilities, buildings, and grounds.
• Help develop and implement departmental policies and procedures to ensure proper maintenance.
• Maintain good working relationships with staff to plan and execute maintenance needs.
• Ensure equipment is operated and maintained per manufacturer specs and safety guidelines.
• Supervise and monitor department personnel to ensure compliance with directives and procedures.
• Inspect facilities to uphold high standards of maintenance and repair.
• Monitor routine maintenance including HVAC, electrical, plumbing, and carpentry as applicable.
• Complete required forms/reports for department records and director submissions.

Position Summary Moorings Park is seeking a dedicated Manager of Maintenance to join our team. The Manager of Maintenance assists in the direction of the overall operation of the Maintenance, Buildings and Grounds Department in accordance with current applicable Federal, State, and local requirements, ensuring that the highest degree of safety and comfort is maintained at all times.

Key Contributions

• Assists with planning, developing, organizing, implementing, and evaluating the maintenance of all interior and exterior facilities, buildings, and grounds.
• Assists with the development and implementation of departmental policies and procedures to ensure that the facility is properly maintained.
• Develops and maintains a good working relationship with all staff to assure that Maintenance Dept. can be properly planned and maintained to meet the needs of the facility.
• Organizes facility's overall maintenance, which includes ensuring that equipment is operated and maintained according to manufacturer specifications, work performed meets safety requirements, and all maintenance workers follow appropriate federal and state safety guidelines.
• Supervises and monitors work of department personnel to ensure compliance of directives and established procedures.
• Inspects the facility as directed to ensure that high standards of maintenance and repair are met.
• Monitor routine maintenance and repairs including a/c, refrigeration, mechanical, buildings, elevator carpentry, plumbing, pools, fountains, irrigations, and basic electrical work.
• Interprets policies and procedures to department personnel as necessary.
• Completes necessary forms and reports as required by the director ensuring that the department's administrative procedures are followed.
• Requisitions, controls, and maintains an adequate level of required supplies and keeps adequate financial records and cost reports for Submission to the department director as required.

Qualifications & Requirements

• Excellent oral and written communication skills in the English language required.
• During emergencies or natural disasters, may be required to remain on duty for the duration of the event.
• Five years of experience in mechanical, electrical, grounds and building maintenance preferred.
• Two years of supervisory experience.
• Knowledge of blueprints and specifications for installation.
• Knowledge of building codes and refurbishment of apartments preferred.
