Job summary

Lone Star College-CyFair is seeking a Manager, Campus Property Services to oversee daily operations across building maintenance, custodial, and grounds. You will lead a teams, coordinate schedules, and implement SOPs to ensure efficient, safe campus operations.

Job Description
PURPOSE AND SCOPE:

The Manager, Campus Property Services oversees the daily operations for the building maintenance, custodial and grounds. The manager fills a leadership role in the maintenance department, directing and coordinating department activities. This position creates and implements processes to ensure effective operations of the departments, reviews and analyzes reports, records, and directives, and confers with others to obtain data required for planning department activities. Provides operational leadership, resolves problems, prepares schedules and sets deadlines to ensure timely completion of work and coordinates with other departments to ensure operational effectiveness.

This role works collaboratively across LSC campuses on special projects, recommend process improvement, and implement best practices in standard operating procedures (SOPs) across functional units.

ESSENTIAL JOB FUNCTIONS:
  1. Completes and assigns work orders to technicians. Completes preventative maintenance on all non-MEP equipment (Doors, windows, building envelope, roof) and document all work in the CMMS. Repairs problems and call contractors as needed to make sure the work is completed properly
  2. Ensures proper inventory controls, processes, and practices are implemented. Implements programs and schedules for preventive maintenance, equipment replacement, and energy conversation
  3. Ensures staff members are properly trained in compliance with applicable building and safety codes, OSHA, fire codes, hazardous waste disposal, operational procedures and equipment use. Hires mentor and training technicians on equipment, procedures and policies, and building automation
  4. Orders all parts and equipment needed to repair campus equipment. Approves bills and get bids and quotes to complete projects tract. Approves contractor billing before payment. Working with the Manager of MEP and Property Services Director, makes recommendations on mechanical equipment to repair or replace. Sets priorities on projects and completion dates that affect operations
  5. Provides operational performance reports utilizing CMMS, BAS and Utility tracking Tools. Records, compiles and reviews expense records, incident reports and work records
  6. Responsible for the oversight of the custodial, grounds and maintenance team schedule and workload and inspections to ensure compliance with safety standards, policies and procedures
  7. In collaboration with the Manager, MEP, builds operation systems, HVAC, electrical, inventory control for all capital equipment, events planning, sustainability/recycling, and key production/distribution, and may assist in environmental compliance and training
  8. Manages and maintains service contracts with external vendors
  9. Directs, schedules and assigns non-MEP related work requests and assuring tasks completed in a timely manner
  10. Hires, trains and ensures the proper tools are in place to support the team. Responsible for managing teams and individual contributors
  11. Responsible for other reasonable, related duties as assigned
KNOWLEDGE, SKILLS, AND ABILITIES:
  • Strong understanding of custodial, groundskeeping, and general maintenance operations
  • Familiarity with CMMS (Computerized Maintenance Management Systems) and utility tracking tools
  • Knowledge of inventory control principles and procurement processes
  • Comprehensive understanding of workplace safety regulations, OSHA standards, fire codes, and hazardous materials handling
  • Knowledge of Federal, State, and local building codes and compliance requirements
  • Ability to manage inspections, testing, and compliance documentation for critical systems
  • Ability to work in high-rise and complex building environments with exposure to mechanical rooms, rooftops, and confined spaces
  • Effective communication skills, both written and verbal, with the ability to collaborate across departments and campuses
  • Advanced problem-solving and decision-making skills in operational and emergency contexts
  • Strong computer skills including Microsoft Office Suite, database applications, and facility management software
  • Working knowledge of mechanical systems, HVAC, electrical and plumbing systems.
  • Knowledge of BAS
PHYSICAL ABILITIES:
  • Ability to operate power tools and equipment associated with building maintenance
  • Comfortable working at heights of up to 50 feet, including on ladders, scaffolding or elevated platforms
  • Exerting up to 50 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body
WORK SCHEDULE AND CONDITIONS:
  • Work is performed in indoor and outdoor environments, including mechanical rooms, rooftops, and crawl spaces
  • Exposure to temperature extremes, noise, dust, chemicals, and hazardous materials
  • Use of personal protective equipment (PPE) may be required
  • Interface with internal and external contacts as needed to carry out the functions of the position
  • May regularly travel to different LSC locations
  • May be fully reassigned to other LSC locations if necessary
  • May need to work weekends and untraditional hours if necessary
  • This position is classified as an essential employee, which means the individual may be required to report to work during college closures or emergencies to support recovery and reopening efforts
REQUIRED QUALIFICATIONS:
  • Bachelor's degree and at least 3 years of experience, or an equivalent combination of education and experience
PREFERRED QUALIFICATIONS:
  • Experience in a supervisory role
  • Certified Facility Manager (CFM) or Facilities Management Professional (FMP)
Salary

Hiring salary range is $58,625 - $67,419

Lone Star College provides a hiring salary range for all posted full-time non-faculty positions. Where your salary offer would fall in that range is determined by your related experience and education.
