Job summary

Texas Inter-Faith Management/40i seeks a full-time Make-Ready Tech/Grounds keeper for a Friendswood, TX property. You will perform repairs, coordinate preventive maintenance, and prepare units for new tenants, with HVAC/EPA tasks, painting, and carpentry.

Valid driver’s license and HVAC knowledge are preferred, with on-call responsibilities and potential overtime. The role requires self-motivation, reliability, and pride in work, supporting health, safety, and quality housing for families served

Qualifications

Prior experience as an apartment maintenance technician or similar role.
Must have experience in plumbing, electrical repair, painting, appliance repair and drywall.
Must be a self-starter and able to work independently.
Must have valid driver's license, insurance and car registration, if driving for business purposes.
Ability to be on-call and on the property on short notice, when needed.
HVAC Certified, preferred.

Responsibilities

Make repairs and perform daily maintenance of buildings and mechanical equipment installed inside.
Coordinate all preventive maintenance work by fulfilling the daily work orders and preparing plans.
Prepare vacant units for new tenants in a timely manner.
Plumbing fixture replacement.
Electrical repairs and light fixture replacements.
Sheetrock repairs and interior painting.
HVAC/EPA maintenance.
Carpentry repairs (cabinet and doors).
Troubleshooting all work orders, maintaining/ cleaning grounds and common areas.
Monitor and inspect building systems; report unsafe areas.
Maintain a workplace that adheres to OSHA and safety standards.
Maintain flammable and hazardous materials safely.
Assist with preventive maintenance for buildings interiors/exteriors including pools and fitness equipment.
Respond to service requests within 24 hours and ensure completion.
Maintain proper inventory of tools and supplies.
Ensure cleanliness, appearance, safety, and functionality of buildings, grounds, and amenities.
Additional duties as assigned.
