Job summary

Texas Inter-Faith Management/40i, a non-profit affiliated with The Inter-Faith Group, seeks a full-time Make-Ready Tech/Grounds keeper for a Friendswood property.

You will perform building maintenance, plumbing, electrical, painting, drywall, HVAC/EPA tasks, and prepare units for new tenants; on-call availability is required.

Qualifications

• Prior experience as an apartment maintenance technician or similar role.
• Experience in plumbing, electrical repair, painting, appliance repair and drywall.
• Self-starter and able to work independently.
• Valid driver's license, insurance and car registration if driving for business purposes.
• On-call availability on short notice.
• HVAC Certification, preferred.

Responsibilities

• Make repairs and perform daily maintenance of buildings and equipment.
• Coordinate preventive maintenance by fulfilling daily work orders.
• Prepare vacant units for new tenants promptly.
• Plumbing fixture replacement and electrical repairs.
• Interior painting and drywall repairs.
• HVAC/EPA maintenance and related tasks.
• Carpentry repairs for cabinets and doors.
• Inspect and report safety issues and maintain grounds.

POSITION SUMMARY

Texas Inter-Faith Management/40i is a non-profit organization affiliated with The Inter-Faith Group (IFG), which is an alliance of seven independently operated non-profits that share a collective mission to create quality affordable housing and support services to families. We are seeking a full-time Make-Ready Tech/Grounds keeper for one of our properties in Friendswood, TX. We are looking for someone that is proactive, self-motivated, reliable, honest and takes great pride in their work and job performance. All candidates should have previous experience in landscaping, painting, apartment turnover maintenance and knowledge of HVAC/EPA.

Job Type: Full-time

Schedule: Monday-Friday, 8-hour shift, with weekend availability, on-call, and possible overtime.

Responsibilities include but are not limited to

• Make repairs and perform daily maintenance of buildings and mechanical equipment installed inside.
• Coordinate all preventive maintenance work by fulfilling the daily work orders and preparing plans.
• Prepare vacant units for new tenants in a timely manner.
• Plumbing fixture replacement.
• Electrical repairs and light fixture replacements.
• Sheetrock repairs and interior painting.
• HVAC/EPA maintenance.
• Carpentry repairs (cabinet and doors).
• Troubleshooting all work orders, maintaining/ cleaning grounds and common areas.
• Monitor and constantly inspect building systems, fire, electrical, security, elevators, etc. Report all unsafe areas to Lead Maintenance.
• Maintain a workplace that adheres to OSHA and all safety standards.
• Maintain flammable and hazardous materials in a safe and secure area.
• Assist with a preventive maintenance program for all building interiors and exteriors including pools, and fitness equipment. HVAC systems, lighting, etc.
• Respond to all service requests within 24 hours. Ensure that all service requests are completed correctly and in a timely manner.
• Maintain proper inventory of all tools and supplies needed.
• Ensure all physical aspects of the building, grounds and amenities meet the Company's standard for cleanliness, appearance, safety, and overall functionality.
• Additional duties as assigned.

MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)

Knowledge & Skills

• Prior experience as an apartment maintenance technician or similar role.
• Must have experience in plumbing, electrical repair, painting, appliance repair and drywall.
• Must be a self-starter and able to work independently.

• Ability to be on-call and on the property on short notice, when needed.

• High school diploma, GED, or equivalent work experience; relevant experience and HVAC knowledge preferred.
