Job summary

Texas Inter-Faith Management/40i is seeking a full-time Make-Ready Tech/Grounds keeper for a property in Friendswood, TX. The role requires proactive maintenance, HVAC/EPA knowledge, painting, plumbing, and electrical skills to prepare units for new tenants.

Schedule: Mon-Fri, 8 hours, with weekend on-call and possible overtime. Benefits include health/dental/vision, 401(k) matching, and paid time off.

Qualifications

• Prior experience as an apartment maintenance technician or similar role.
• Plumbing, electrical repair, painting, appliance repair and drywall experience.
• Self-starter with ability to work independently.
• Valid driver's license, insurance and car registration if driving for business.
• Ability to be on-call and on the property on short notice.
• HVAC certification preferred.

Responsibilities

• Make repairs and perform daily maintenance of buildings and mechanical equipment installed inside.
• Coordinate preventive maintenance work by fulfilling daily work orders and planning.
• Prepare vacant units for new tenants promptly.
• Plumbing fixture replacement.
• Electrical repairs and light fixture replacements.
• Sheetrock repairs and interior painting.
• HVAC/EPA maintenance.
• Carpentry repairs (cabinet and doors).
• Troubleshooting work orders; maintain/clean grounds and common areas.
• Inspect building systems and report unsafe areas.
• Maintain OSHA safety compliance and secure hazardous materials.
• Assist preventive maintenance for interiors/exteriors including pools and fitness equipment.
