Venterra Realty is seeking a Make Ready Technician – Level 1 to prepare vacant apartments for new residents at Clearwater Farm. You will perform repairs, installations, and inspections to meet our Total Quality Make Ready standards, while supporting the maintenance team and ensuring resident satisfaction.

The role requires basic plumbing, electrical, and appliance repair skills, a focus on detail, and the ability to travel daily within the region.

• Basic knowledge of plumbing, electrical, and appliance repairs.
• Ability to prioritize and manage multiple unit turns efficiently.

• Ability to work flexible schedules, including on-call rotation.

Responsibilities

• Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring features work per TQMR.
• Perform basic maintenance tasks: light fixtures, plumbing, appliances, drywall patches.
• Assist with painting, carpet cleaning, and exterior touch-ups to meet market-ready standards.
• Maintain property cleanliness and curb appeal across grounds and common areas.
• Provide emergency and on-call maintenance support as needed.
• Travel daily within a 25-mile radius to assigned communities.

Job Title: Make Ready Technician Reports to: Maintenance Manager Location: Clearwater Farm

THE OPPORTUNITY The Technician – Level 1 prepares vacant apartment homes for new residents by completing repairs, installations, and inspections. This role ensures all units meet company standards by addressing maintenance needs and supporting the maintenance team as needed. Their work directly impacts resident satisfaction and property appeal.

KEY JOB RESPONSIBILITIES

• Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring all features are in working order per our Total Quality Make Ready (TQMR) program.
• Perform basic maintenance tasks, including light fixture replacements, minor plumbing repairs, appliance checks, and drywall patching.
• Assist with painting, carpet cleaning, and exterior touch-ups to meet market-ready standards. Maintain inventory, report supply needs, and support the maintenance team with work orders and groundskeeping as needed.
• Maintain the cleanliness and curb appeal of the property, including grounds, parking lots, breezeways, amenities, and common areas .
• Work independently while following company standards, demonstrating attention to detail, and maintaining a commitment to resident satisfaction.
• Provide emergency and on-call maintenance support as needed.
• Support the team with other duties as needed to maintain resident satisfaction and property standards.
• In this role, you will travel daily to one of the assigned communities within your region. This will typically not exceed a 25-mile radius of the designated primary location.

CANDIDATE PROFILE

• Prior experience in make-ready, maintenance, or related field.
• Basic knowledge of plumbing, electrical, and appliance repairs.
• Ability to prioritize and manage multiple unit turns efficiently.
• Strong attention to detail and proactive approach to maintaining company standards.
• Ability to work flexible schedules, including participation in an on-call rotation.
• Clean Motor Vehicle Record required .
• Lifting/carrying (supplies, equipment, etc.):
  • Over 75 lbs. Rare need
  • 25 – 75 lbs. Occasional need
  • 1 – 25 lbs. Constant need
