Job summary

Venterra Realty is seeking a Roving Make Ready Technician to prepare vacant apartments for new residents across the Tampa region. You will perform repairs, installations, and inspections to ensure units meet our Total Quality Make Ready standards and maintain resident satisfaction.

Responsibilities include light fixture replacements, minor plumbing, appliance checks, HVAC PM, drywall patching, painting, carpet cleaning, and exterior touch-ups.

Qualifications

• EPA certification preferred.
• Experience in make-ready or maintenance.
• Venterra intermediate level plumbing/electrical/appliance/HVAC skills certification.
• Ability to prioritize and manage multiple unit turns.
• Strong attention to detail and proactive approach to maintaining standards.
• Flexibility to work on-call rotations.

• Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring features are in working order per our Total Quality Make Ready (TQMR) program.
• Perform intermediate maintenance tasks, including light fixture replacements, minor plumbing repairs, appliance checks, HVAC PM and drywall patching.
• Assist with painting, carpet cleaning, and exterior touch-ups to meet market-ready standards.
• Maintain inventory, report supply needs, and support the maintenance team with work orders and groundskeeping as needed.
• Maintain the cleanliness and curb appeal of the property, including grounds, parking lots, breezeways, amenities, and common areas.
• Work independently while following company standards, demonstrating attention to detail, and maintaining a commitment to resident satisfaction.
• Provide emergency and on-call maintenance support as needed.
• Support the team with other duties as needed to maintain resident satisfaction and property standards.
• In this role, you will travel daily to one of the assigned communities within your region. This will typically not exceed a 25-mile radius of the designated primary location.

ROLE: Roving Make Ready Technician

REPORTS TO: Multisite Make Ready Coordinator

LOCATION: Tampa, Florida Region

THE OPPORTUNITY

The Roving Make Ready Technician prepares vacant apartment homes for new residents by completing repairs, installations, and inspections. This role ensures all units meet company standards by addressing maintenance needs and supporting the maintenance team as needed. Their work directly impacts resident satisfaction and property appeal. This role is differentiated by an internal Venterra certified intermediate level of plumbing, electrical, appliance and HVAC skills.

CANDIDATE PROFILE

• EPA certification preferred.
• Prior experience in make-ready, maintenance, or related field.
• Venterra certification of intermediate level plumbing, electrical, appliance and HVAC skills.
• Ability to prioritize and manage multiple unit turns efficiently.
• Strong attention to detail and proactive approach to maintaining company standards.
• Ability to work flexible schedules, including participation in an on-call rotation.
• Clean Motor Vehicle Record required.
• Lifting/carrying (supplies, equipment, etc.):
  • Over 75 lbs. Rare need
  • 25-75 lbs. Occasional need
  • 1-25 lbs. Constant need
