Job summary

Morgan Properties is hiring Make-Ready Technicians in Maryland. Responsibilities include preparing vacant apartments, caulking, drywall repair, painting touch-ups, and safety checks.

The role supports maintenance teams and requires reliable transportation and a valid driver’s license. Base pay ranges from $21.00 to $23.00 per hour, with benefits such as medical/dental/vision, 401(k) match, and paid time off.

Qualifications

• One-year related experience, or equivalent education and experience.
• HVAC/EPA/CFC Certification preferred.
• Live within a 30-minute commute of the property.

Responsibilities

• Caulking
• Drywall repair
• Touch up painting
• Test all locks and key sets
• Assist in inspection of property
• Maintaining exterior lighting
• Ground equipment repair and preventative maintenance
• Maintain grounds and common areas including picking up trash, sweeping sidewalks and driveways, snow removal, etc.
• Assist the Maintenance Technician(s), Porter, and Housekeeper as necessary
• Pool maintenance
• Must be available, on notice, in event of snow and/or ice and other site emergencies.

The Make-Ready Tech prepares vacant apartments for market ready condition by performing various non-technical functions including, but not limited to:

• Caulking
• Drywall repair
• Touch up painting
• Test all locks and key sets
• Assist in inspection of property
• Maintaining exterior lighting
• Ground equipment repair and preventative maintenance
• Maintain grounds and common areas including picking up trash, sweeping sidewalks and driveways, snow removal, etc.

Compensation & Incentives

• Base Pay: $21.00 – $23.00 per hour

Hours & Schedule

• Monday – Friday: 8am-5pm
• Paid rotating on-call participation required
• Must be available and prepared for emergency events
