Morgan Properties is hiring Make-Ready Technicians at Parc at Flowing Wells in Augusta, GA. The Make-Ready Tech prepares vacant apartments for market-ready condition through caulking, drywall repair, touch-up painting and safety checks.

This role requires a valid driver’s license and residing within a 30-minute commute. HVAC/EPA/CFC certification is preferred, with about one year of related experience or equivalent education.

• Live within a 30-minute commute of the property.
• HVAC/EPA/CFC certification preferred.
• One-year related experience, or equivalent education and experience.

Responsibilities

• Caulking and drywall repair.
• Touch up painting.
• Test all locks and key sets.
• Assist in inspection of property.
• Maintain exterior lighting.
• Grounds and common area maintenance.
• Pool maintenance.
• Snow and ice response and other site emergencies.
• Assist Maintenance Technicians, Porter, and Housekeeper as necessary.

The Make-Ready Tech prepares vacant apartments for market ready condition by performing various non-technical functions including, but not limited to:

• Caulking
• Drywall repair
• Touch up painting
• Test all locks and key sets
• Assist in inspection of property
• Maintaining exterior lighting
• Ground equipment repair and preventative maintenance
• Maintain grounds and common areas including picking up trash, sweeping sidewalks and driveways, snow removal, etc.
• Assist the Maintenance Technician(s), Porter, and Housekeeper as necessary
• Pool maintenance
• Must be available, on notice, in event of snow and/or ice and other site emergencies.

Compensation & Incentives

• Base Pay: $19.00 – $21.00 per hour
• Up to 20% Rent Discount
• Property Staff Shared Renewal Commissions

• Generous Paid Time Off, including 10 holidays per year and sick leave
• Monday – Friday: 8am-5pm
• Paid rotating on-call participation required
