Job summary

CLK Multifamily Management LLC is seeking a Make Ready Technician in Greensboro, NC to prepare vacant apartments for move-in and maintain units to a high standard. Responsibilities include cleaning, inspecting appliances and systems, and making repairs as needed to ensure a smooth resident transition.

You will work on-site, collaborate with the Maintenance Supervisor, and help keep turnover times on schedule.

Qualifications

• High school diploma or equivalent.
• Valid driver’s license and reliable transportation.
• Pre-employment drug test and background screening.

Responsibilities

• Prepare vacant units for move-in within set timeframes.
• Clean units top to bottom, including appliances, cabinets, bathrooms, floors and windows.
• Inspect appliances, fixtures and systems to ensure proper operation (HVAC, water heaters).
• Make repairs found during inspections, including leaks, toilets, fixtures and drywall patches.
• Close out or update each work order in the online facilities work order app when completed or changed.

Get every apartment ready for its next resident. As a Make Ready Technician, you'll clean, inspect and repair vacant units so they're move-in ready and in excellent condition. What You'll Do

• Prepare vacant units for move-in (make-ready and unit turns), finishing each turn within set timeframes to minimize vacancy loss
• Follow and complete the make-ready and punch checklist for every unit
• Work with the Maintenance Supervisor to prioritize and complete make-ready units on schedule
• Clean units top to bottom, including appliances, cabinets, bathrooms, floors and windows
• Remove and properly dispose of trash and debris from make-ready units
• Inspect appliances, fixtures and systems, including HVAC and water heaters, to make sure everything is in working order
• Check carpet, vinyl, baseboards, trim, doors and windows, and repair or replace them as needed
• Make repairs found during inspections, including leaks, toilets, light switches, garbage disposals, ceiling fans, broken fixtures, drywall patching, caulking and touch-up painting
• Replace light bulbs, blinds, HVAC filters and smoke detector batteries
• Keep property management updated on make-ready unit status, and let them know what supplies or equipment are needed
• Help with grounds upkeep, landscaping and pool areas as needed
• Close out or update each work order in the online facilities work order app as soon as the work is completed or changes
• Support the maintenance team with general repairs as needed
• Attend monthly safety meetings

What You Bring

• 1+ year of make-ready, cleaning, painting or maintenance experience preferred, but not required
• Attention to detail and pride in quality work
• Able to work independently and meet turn deadlines
• Able to use a smartphone and the online facilities work order app to log and update work orders (required)
• Bilingual a plus; may be required at certain locations, and you'll be asked if it's needed for the position

Physical Requirements

• Stand, walk, crouch, bend, climb ladders and lift throughout the day
• Lift 10 pounds or more regularly, with or without reasonable accommodation; items over 50 pounds are lifted with assistance
• Work indoors and outdoors in varying weather
