Job summary

Capstone Management is seeking a maintenance technician to complete make-ready repairs and improvements in apartment homes. You will caulk and seal around windows, sinks, toilets, bathtubs and showers, inspect sheetrock for damage, and perform touch-up painting as directed.

You will also assist in grounds/amenities maintenance, use cost-saving practices, and ensure all work is documented on the make-ready checklist. Safety training and resident-facing service are essential parts of the role.

Responsibilities

• Completes make-ready repairs and improvements to apartments prior to move-in.
• Ensures caulking and sealing around windows, sinks, toilets, baths and showers.
• Inspects sheetrock for damage and repairs as needed.
• Performs touch-up painting for vacant and occupied units.
• Maintains grounds and common areas, cleans, and paints curbs and signage as needed.
• Cuts costs by fixing parts rather than replacing when possible.
• Follows make-ready checklist and documents maintenance work promptly.
• Follows safety policies and completes required trainings; reports incidents promptly.
• Provides courteous resident interactions and resolves maintenance questions with urgency.
• Promotes a positive image of the community and management company.

Job description

o Completes all needed repairs and improvements to apartment homes prior to resident move-in by following the community’s make-ready checklist.

o Ensures apartment homes have been properly caulked and sealed as needed around windows, sink areas, toilets, bathtubs, and showers.

o Inspects all sheetrock for damage, and repairs and/or replaces as needed.

o Performs touch-up paints for vacant and occupied units as directed by Service Supervisor or Community Manager.

o Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

o Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.

o Completes make-ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager.

o Complies with Capstone’s safety and risk-management policies by attending and participating in the community’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.

o Demonstrates customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
