Job summary

Capstone Management is seeking an Apartment Maintenance Technician in Amarillo, TX to perform repairs, preventative maintenance, and make-ready tasks for vacant units. Responsibilities include diagnosing defects, completing work orders, maintaining grounds, and ensuring safety standards.

The role requires at least one year of apartment maintenance experience, training, and a valid driver’s license, plus AC certification I & II. A flexible schedule and on-call availability are expected.

Qualifications

Responsibilities

• Complete assigned work orders and preventative maintenance by diagnosing defects and performing repairs in accordance with policies and safety standards.
• Complete the make-ready process for vacant apartments, including pre-move-out inspections and punch lists, scheduling vendors, and inspecting work.
• Access materials, supplies, equipment, and tools from the maintenance department, track usage, return unused items, and notify supervisor for re-orders.
• Document service requests accurately and timely to ensure proper tracking and closure.
• Assist in maintaining grounds, common areas, and amenities—cleaning, painting curbs/signage, and debris removal.
• Support cost-cutting by repairing rather than replacing parts when possible and using tools/equipment properly.
• Perform Preventative Maintenance.
• Willing to work a flexible schedule and on-call.

Job description

Job Responsibilities

• o Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
• o Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
• o Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
• o Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
• o Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways, and pool areas, performing general cleaning, and painting curbs and signage as needed.
• o Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
• o Perform Preventative Maintenance
