Job summary

ResProp Management seeks a Maintenance Technician to keep apartment communities safe, clean, and well maintained. You will respond to work orders, repair systems, and coordinate with the Maintenance Supervisor.

Applicants should have at least 1 year of general maintenance experience, EPA certification preferred, own tools, and be able to lift up to 50 pounds. A valid commute within 30 minutes of the community is required. Competitive pay, benefits, and rental discounts await the right candidate.

Qualifications

• 1 year of general maintenance experience, preferably multifamily.
• EPA Type I/II or Universal certification preferred.
• Trade skills including plumbing, electrical, HVAC, drywall, painting, roofing, etc.
• Trade licensing preferred but not required.
• Must own hand tools.
• Must live within 30 minutes of the community.
• Willing to work a varied schedule including weekends/holidays.
• Must be able to lift up to 50 pounds.

Responsibilities

• Respond to and complete work orders in a timely, quality manner.
• Maintain common areas: pools, laundry, clubhouses, parking lots.
• Coordinate with Maintenance Supervisor to prioritize tasks.
• Provide excellent customer service to residents, guests and vendors.
• Perform preventative maintenance to preserve property value.
• Prepare vacant apartments for move-in.
• Identify safety hazards and report/correct them as needed.
• Repair and maintain building and site systems.
• Utilize software to track work and performance.
• Contribute to a team in a dynamic environment.

About ResProp

What you’ll be doing as a Maintenance Technician:

• Driving resident satisfaction by responding to and completing work orders timely in a quality manner.
• Driving property performance by performing any and all work that produces clean, safe, and attractive common areas, including: pools, laundry, clubhouses, parking lots, etc.
• Coordinating with the Maintenance Supervisor and team to prioritize tasks throughout the day.
• Providing excellent customer service when interacting with residents, guests, and vendors.
• Maintaining property value by performing preventative maintenance throughout the property.
• Ensuring Resident satisfaction by preparing vacant apartments for move-in.
• Ensuring a safe work environment by identifying any issues regarding safety, hazardous conditions or maintenance needs on the property and correcting them and/or reporting them to the Maintenance Supervisor.
• Maintaining and repairing critical building and site systems.
• Using software applications to track work and personal performance.
• Be a part of a team handling a variety of tasks in an always developing environment.

What you must have:

• At least 1 year of general maintenance/general repair experience, preferably in the multifamily or related industry
• EPA Type I, Type II or Universal certification strongly preferred
• Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
• Trade Licensing preferred but not required
• Must have own hand tools
• Must live within 30 minutes of community
• Must be willing to work a varied schedule including weekends and holidays
• Must have dependable transportation and be able to accommodate a rotating on-call schedule
• *Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds.

What’s Nice to Have:

• High school diploma or general education degree (GED) is preferred but not required
• Certified Pool Operator (CPO)

Physical Requirements

Requires ability to walk, stand, sit and climb stairs alternatively for the purposes of completing office work, inspection of apartments, and to conduct sales tours.

Approximately 60% of time spent walking and climbing and 30% sitting.

Requires the ability to lift or carry for the purposes of document dissemination, preparation of apartments for customers, and moving furniture/appliances within the office and apartment environment.
