Job summary

ResProp Management is seeking a Maintenance Technician to join our Tampa, FL portfolio. You’ll respond to work orders across plumbing, electrical, HVAC, drywall, painting, and other trade areas, and help keep pools, clubhouses, and common areas clean, safe, and attractive.

Coordinate with the Maintenance Supervisor, assist with move-ins, and ensure resident satisfaction while using your own tools. Some weekends/holidays may be required.

Qualifications

• At least 1 year of general maintenance experience.
• EPA Type I, Type II or Universal certification strongly preferred.
• Trade skills including plumbing, electrical, HVAC, drywall, painting, roofing, cabinetry, pools, appliances, etc.
• Trade Licensing preferred but not required
• Must have own hand tools
• Must live within 30 minutes of community
• Must be willing to work weekends and holidays
• Must have dependable transportation and be able to accommodate rotating on-call schedule
• Must be able to perform physical requirements up to 50 pounds

• Respond to and complete work orders in a timely, quality manner.
• Maintain clean, safe, and attractive common areas and property systems.
• Coordinate with Maintenance Supervisor to prioritize tasks.
• Provide excellent customer service to residents, guests, and vendors.
• Prepare vacant apartments for move-in and ensure property value.
• Identify safety hazards and correct or report them promptly.
• Track work and performance using software applications.
• Be part of a team handling varied tasks in an evolving environment.

What you'll be doing as a Maintenance Technician

• Driving resident satisfaction by responding to and completing work orders timely in a quality manner.
• Driving property performance by performing any and all work that produces clean, safe, and attractive common areas, including: pools, laundry, clubhouses, parking lots, etc.
• Coordinating with the Maintenance Supervisor and team to prioritize tasks throughout the day.
• Providing excellent customer service when interacting with residents, guests, and vendors.
• Maintaining property value by performing preventative maintenance throughout the property.
• Ensuring Resident satisfaction by preparing vacant apartments for move-in.
• Ensuring a safe work environment by identifying any issues regarding safety, hazardous conditions or maintenance needs on the property and correcting them and/or reporting them to the Maintenance Supervisor.
• Maintaining and repairing critical building and site systems.
• Using software applications to track work and personal performance.
• Be a part of a team handling a variety of tasks in an always developing environment.

What You Must Have

• At least 1 year of general maintenance/general repair experience, preferably in the multifamily or related industry
• EPA Type I, Type II or Universal certification strongly preferred
• Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
• Trade Licensing preferred but not required
• Must have own hand tools
• Must live within 30 minutes of community
• Must be willing to work a varied schedule including weekends and holidays
• Must have dependable transportation and be able to accommodate a rotating on-call schedule
• *Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds.

What's Nice To Have

• High school diploma or general education degree (GED) is preferred but not required
• Certified Pool Operator (CPO)

Physical Requirements

Requires ability to walk, stand, sit and climb stairs alternatively for the purposes of completing office work, inspection of apartments, and to conduct sales tours.

Approximately 60% of time spent walking and climbing and 30% sitting.

Requires the ability to lift or carry for the purposes of document dissemination, preparation of apartments for customers, and moving furniture/appliances within the office and apartment environment.
