Job summary

ResProp Management is seeking a Maintenance Technician to respond to work orders, perform repairs, and maintain common areas across our multifamily communities. The role emphasizes safety, quality, and timely service for residents and staff.

The successful candidate will work with the Maintenance Supervisor, carry out preventative maintenance, and help prepare vacant units for move-in while adhering to on-site schedules and safety protocols.

Qualifications

  • 1 year or more of general maintenance/repair experience.
  • EPA Type I, II or Universal certification preferred.
  • Trade skills across plumbing, electrical, HVAC, drywall and related areas.
  • Trade licensing preferred but not required.
  • Must have own hand tools.

Responsibilities

  • Respond to and complete work orders in a timely, quality manner.
  • Perform maintenance to keep common areas and building systems clean, safe, and attractive.
  • Coordinate with the Maintenance Supervisor to prioritize daily tasks.
  • Provide excellent customer service to residents, guests, and vendors.
  • Carry out preventative maintenance and prepare vacants for move-in.

What You'll Be Doing as a Maintenance Technician
  • Driving resident satisfaction by responding to and completing work orders timely in a quality manner.
  • Driving property performance by performing any and all work that produces clean, safe, and attractive common areas, including pools, laundry, clubhouses, parking lots, etc.
  • Coordinating with the Maintenance Supervisor and team to prioritize tasks throughout the day.
  • Providing excellent customer service when interacting with residents, guests, and vendors.
  • Maintaining property value by performing preventative maintenance throughout the property.
  • Ensuring resident satisfaction by preparing vacant apartments for move‑in.
  • Ensuring a safe work environment by identifying any issues regarding safety, hazardous conditions or maintenance needs on the property and correcting them and/or reporting them to the Maintenance Supervisor.
  • Maintaining and repairing critical building and site systems.
  • Using software applications to track work and personal performance.
  • Be a part of a team handling a variety of tasks in an always developing environment.
What You Must Have
  • At least 1 year of general maintenance/general repair experience, preferably in the multifamily or related industry.
  • EPA Type I, Type II or Universal certification strongly preferred.
  • Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
  • Trade Licensing preferred but not required.
  • Must have own hand tools.
  • Must live within 30 minutes of community.
  • Must be willing to work a varied schedule including weekends and holidays.
  • Must have dependable transportation and be able to accommodate a rotating on‑call schedule.
  • Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds.
What's Nice to Have
  • High school diploma or general education degree (GED) is preferred but not required.
  • Certified Pool Operator (CPO).

Physical Requirements

Requires ability to walk, stand, sit and climb stairs for the purposes of completing office work, inspection of apartments, and to conduct sales tours.

Approximately 60% of time spent walking and climbing and 30% sitting.

Requires the ability to lift or carry for the purposes of document dissemination, preparation of apartments for customers, and moving furniture/appliances within the office and apartment environment.

  • Over 150 pounds – Rare need (less than 5% of time).
  • Between 75 – 150 pounds – Occasional need (1% to 33% of time).
  • Between 25 – 75 pounds – Frequent need (33% to 66% of time).
  • Less than 25 pounds – Constant need (66% to 100% of time).
