Qualifications

• HVAC/EPA certification preferred.
• Ability to diagnose maintenance problems and complete repairs with limited supervision.
• Strong organizational, communication, and customer-service skills.
• Ability to prioritise multiple work orders and respond to emergency maintenance situations.
• Must be dependable and participate in an on-call rotation.
• Must possess a valid driver’s license and reliable transportation.
• Ability to perform physical requirements of apartment maintenance.

• Respond to emergency/after-hours maintenance calls.
• Assist with property inspections and address safety concerns.

Arnold Grounds Apartment Management is seeking a dependable and experienced Maintenance Technician to join our team at Sterling Residency in Columbus, Ohio. The ideal candidate will have hands-on multifamily maintenance experience, strong troubleshooting skills, and a commitment to providing residents with a safe, clean, and well-maintained community.

Key Responsibilities

• Complete resident service requests and work orders accurately and in a timely manner.

• Perform general repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, and painting.

• Assist with apartment make-readies and unit turns to ensure homes are prepared for new residents.

• Conduct routine inspections and preventative maintenance throughout the property.

• Troubleshoot and repair appliances, fixtures, mechanical equipment, and building systems.

• Maintain community grounds, common areas, maintenance shops, and equipment.

• Respond to emergency and after-hours maintenance calls as part of the property’s on-call rotation.

• Assist with property inspections and promptly address identified maintenance or safety concerns.

• Maintain accurate records of work orders, repairs, supplies, and preventative maintenance.

• Follow OSHA requirements, company safety procedures, and established property policies.

• Communicate professionally with residents, vendors, property management, and other team members.
