Bader is expanding into Texas with The Arts Apartments project. This Maintenance Technician Skilled role supports our property management standard, performing building repairs, HVAC and plumbing tasks, and unit preparation to ensure excellent resident experiences.

The position calls for on-site, full-time work with standard hours and a strong emphasis on safety, reliability, and customer service. Certification requirements are noted in the qualifications.

Qualifications

• Two years experience in high rise/multi-family settings.
• Experience with pools, low voltage, and general maintenance.
• Licenses/certifications required: EPA Universal, Certified Pool Operator.

Responsibilities

• Repair sinks, windows, floors and other building components.
• Maintain grounds and perform basic cleaning and landscaping tasks.
• Prepare vacant units for occupancy and assist with minor repairs.
• Install/repair plumbing, HVAC fixtures, and appliances.
• Troubleshoot issues, perform replacements and adjustments as needed.
• Provide courteous, efficient customer service at all times.

Schedule:

• Monday - Friday
• 8:00 a.m. - 5:00 p.m.

Licenses/Certifications Required:

This level of technician is required to have the licenses and certifications necessary for the property(s) worked at.

• EPA
• MPO

Responsibilities:

• Provide a variety of skilled building maintenance including repairs to sinks, windows, floors and other parts of the building.
• Maintains the grounds as assigned which may include trash pick-up, shoveling, and sweeping curb/dumpster area, maintaining landscape beds and other areas.
• Preparation of vacant units for occupancy which may include cleaning responsibilities.
• Install, repair (including soldering) and maintain various plumbing; heating and air conditioning fixtures; perform metal fabrication and welding.
• Installation and repair of major and minor appliances (e.g. washer, dryer, refrigerator, stove, microwave, dishwashers, etc.).
• Troubleshoot maintenance issues, diagnose problems, replace and/or repair parts, test and make necessary adjustments to ensure issues are resolved.
• Provide emergency/unscheduled repairs as needed.
• Complete minor work orders such as snake toilets/drains, repair/replace leaking faucets, remove/replace caulking, replace different components of toilets, adjust/replace door closures, and replace locks, deadbolts and passage locks.
• Demonstrate courteous and efficient customer service at all times.
