Job summary

MSS Solutions, LLC is seeking a Maintenance Technician to join the Downtown Charleston team, performing electrical, plumbing, HVAC and general facility maintenance. The role requires hands-on repair skills, safe work practices, and the ability to handle on‑call emergencies.

The candidate should have 3+ years of relevant experience, a high school diploma or GED, and strong communication. Flexibility with hours and a valid driver’s license are needed for this on‑site position in Charleston, SC.

Qualifications

  • High School Diploma or equivalent or GED within 6 months of hire.
  • 3+ years in repair/maintenance of commercial buildings, education, correctional, or health care facilities.
  • Skilled in at least two areas: electrical, carpentry, plumbing, HVAC, painting; others at least semi-skilled.
  • Fluent English (speaking, reading, writing).
  • Flexible hours and ability to follow instructions.
  • Accurate record keeping and strong communication.
  • Experience leading projects and customer service excellence.
  • SDS and Lock Out Tag Out procedures knowledge, MS Word/Excel/Outlook/PDA.

Responsibilities

  • Electrical: repair/maintain lighting, ballasts, and circuit switches.
  • Electrical: repair/maintain 115V outlets and circuits.
  • Fire alarm/security/testable electronic systems operation.
  • Plumbing: repair/maintain toilets, drainage, valves.
  • Plumbing: preventive maintenance across facilities.
  • Carpentry: repair furniture and patch walls; tile work.
  • Carpentry: roofing repairs.
  • HVAC: operate systems and change filters; lubrication.
  • General: maintain/clean mechanical rooms and logs.
  • General: complete work orders promptly; assist in equipment installs.
  • On-call emergency repairs and after-hours support.
  • Safety: follow SDS, LOTO, and safety procedures.
  • Record-keeping and data entry; participate in safety meetings.

Maintenance Technician - Roper II (Downtown Roper)

Although this position is affiliated with our MSS Charleston office, technicians will work exclusively at the Downtown Charleston Roper St. Francis facility, located at 316 Calhoun St., Charleston, SC 29401. (parking is provided)

Roles and Responsibilities
  • Electrical: Repair and maintain lighting fixtures, ballasts, and circuit switches.
  • Electrical: Repair, replace and/or maintain 115V convenience outlets and circuits.
  • Electronic systems (Fire alarm, security, timers): Ability to operate and perform tests.
  • Plumbing: Replace or repair flush valve on toilets and keep properly maintained.
  • Plumbing: Perform corrective and preventive maintenance on all plumbing issues throughout facility including roof drains, storm and sewer drains, faucets, valves, water filters, etc.
  • Plumbing: Clear drainage/sewage stoppages using appropriate equipment and methods.
  • Plumbing: Locate and exercise isolation and shut off valves.
  • Carpentry: Repair and assemble furniture.
  • Carpentry: Perform wall patching.
  • Carpentry: Install or repair ceramic wall tile.
  • Carpentry: Make repairs to roofing materials.
  • Flooring: Make repairs to ceramic, vinyl tile floors.
  • HVAC: Operate HVAC systems and controls.
  • HVAC: Change Ventilation Filters .
  • HVAC: Perform lubrication of motors/pumps/fans.
  • HVAC: Assist in repair of HVAC system equipment.
  • HVAC: Perform cleaning of refrigeration equipment coils.
  • General: Maintain and clean mechanical rooms and equipment to maintain in like new condition.
  • General: Complete corrective/preventative maintenance work orders in a timely and professional manner.
  • General: Perform painting as needed/assigned.
  • General: Perform cleaning/janitorial functions or supervise.
  • General: Perform event setups and take-downs.
  • General: Assist in installing new equipment for the facility.
  • General: Respond to On-Call emergency repair work or after hours.
  • General: Maintain clean and organized work areas.
  • General: Maintain supply and materials in stock, organize and replenish.
  • General: Ability to locate and shut off valves and electrical circuits in an emergency.
  • General: Assist other trades/technicians where assigned and/or needed.
  • Attend and actively participate in staff/safety meetings.
  • Maintain all logs per ACA requirements as applicable.
  • Open, document action taken, and close on demand and preventative maintenance work requests using a PC and PDA.
  • Other such duties and responsibilities as assigned by the Company from time to time.
Qualifications and Requirements
  • High School Diploma or equivalent or be able to obtain GED within 6 months of hire.
  • 3+ years of experience in the repair and maintenance of commercial buildings, educational environments, correctional facilities and/or health care facilities.
  • Perform at a skilled level for at least 2 of the following: electrical, carpentry, plumbing, HVAC, painting and/or general maintenance and at least semi-skilled for the others.
  • Fluent in English language to speak, read and write clearly.
  • Must be able to work flexible hours.
  • Ability to follow written and verbal instructions.
  • Maintain correct and accurate record keeping.
  • Strong interpersonal and problem‑solving skills.
  • Excellent verbal/written communication and presentation skills.
  • Experience in leading the project management process.
  • Proven record of providing excellent customer service.
  • Understand and abide by all applicable Safety Data Sheets (SDS) procedures.
  • Understand and abide by all Lock Out Tag Out procedures.
  • Possess a working knowledge of MS Word, Excel, Outlook and PDA.
  • Valid driver’s license and acceptable driving record.
  • Must successfully pass a background check and drug test.
  • Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Essential functions of this position require: manual dexterity, large motor skills, ability to communicate, lifting, kneeling, squatting, standing, walking, climbing (including but not limited to ladders), crawling, stooping, turning/twisting, balancing, reaching with varying frequencies. Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds. Mental Application: Utilizes memory for details, verbal instructions, critical thinking, adaptability, and creative problem‑solving skills are important. The employee is regularly required to talk or listen effectively.

Work Environment: Work is performed both indoors and outdoors with exposure to various weather conditions. Must be able to work in hazardous conditions while maintaining safety standards, work outdoors in adverse weather conditions, industrial settings, and construction sites, and work in loud environments and temperature extremes.
