Maintenance Technician, Residential (Roving Orlando)

The Maintenance Technician assists the Maintenance Supervisor in maintaining the physical integrity of the property, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. They carry out assigned duties safely and may assume all maintenance responsibilities in the absence of the Supervisor.

Responsibilities

• Conduct all business in accordance with company policies, procedures, and all applicable regulations (Lead-Based Paint, ADA, Fair Housing, HAZCOM, OSHA, etc.).
• Maintain knowledge of all pertinent laws and regulations.
• Monitor property conditions and address unsafe situations immediately.
• Perform routine preventive maintenance and inspect tools regularly.
• Be familiar with utility cut-offs, apartment and fixture shut-offs, and sewer clean-outs.
• Maintain a clean and safe work area.
• Ensure storage areas are secure.
• Diagnose and perform minor repairs daily, including electrical, plumbing, HVAC, appliances, and more.
• Coordinate repairs and assist make-ready staff to meet deadlines.
• Report major repairs and requisition needs to the Supervisor.
• Change and rekey locks, make keys.
• Assist in moving heavy appliances and furniture, and remove debris as needed.
• Perform any additional duties as assigned by supervisors or management.

Qualifications

• High school diploma or GED required.
• Minimum 2 years’ experience in property maintenance.
• EPA Universal Certification required; CPO certification preferred.
• Knowledge of carpentry, electrical, plumbing, and other relevant skills.
• Strong communication skills.
• Ability to work in a fast-paced environment, multi-task, and meet deadlines.
• Team-oriented, problem solver, professional appearance.
• Physical ability to lift up to 50 lbs, climb ladders, and work extended hours if needed.
• Valid driver’s license required.

This is a Roving Maintenance Technician position covering properties including ARIUM Crowntree Lakes, ARIUM Mariner's Village, ARIUM Mission Bay, ARIUM Greenview, ARIUM Valencia Gardens, and ARIUM Kissimmee Lakes.
