Onni Group of Companies in Hollywood, CA is seeking a Maintenance Technician to support residents and vendors, building meaningful relationships, and thrive in a fast-paced environment. The role focuses on preventative maintenance, apartment turns, and reliable on-call support to ensure a positive living experience.

Ideal candidates have a high school diploma/GED, 4+ years in manufacturing maintenance with HVAC, PLC exposure, and strong mechanical skills.

Formación

• High school diploma or GED; completion of a craft apprenticeship or equivalent production maintenance education/experience.
• Associate degree in mechanical, electrical, or industrial maintenance is a plus.
• Four+ years of manufacturing experience with strong hydraulic, pneumatic, mechanical and industrial skills; some PLC experience and HVAC; vacuum furnace experience preferred.

Responsabilidades

• Schedules, monitors, and/or performs preventative maintenance and apartment turns.
• Diagnoses problems and repairs HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural, and appliances.
• Ensures work orders are responded to promptly and professionally.
• Ensures units are turned in a timely and efficient manner and verifies completion of work.
• Provides excellent customer service to tenants and promotes a quality living experience.
• On-call pager service when scheduled and performs emergency maintenance as required.
• Inspects buildings and grounds for safety and cleanliness and alerts maintenance to repairs.
• Assists with scheduling and communicating with vendors and contractors.

What You Will Do

• Schedules, monitors and/or performs preventative maintenance and apartment turns.
• Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.
• Ensures that work order requests are responded to promptly and professionally.
• Ensures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.
• Provides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.
• Provides on-call pager service when scheduled and performs emergency maintenance work when required.
• Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
• Assists supervisor with scheduling and communicating with vendors and contractors.
• Assists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completeness.
• Assists with purchasing maintenance supplies for the property while staying within the planned budget.
• Accurately prepares and submits property invoices in accordance with established guidelines.
• Communicates with supervisor regarding the overall maintenance function of the property.
• Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
• Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
• Available to work on weekends.

What You Bring

• High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience
• Associate degree in mechanical, electrical, or industrial maintenance a plus
• Four or more years of manufacturing experience; strong hydraulic, pneumatic, mechanical and industrial skills with some PLC experience and HVAC; vacuum furnace experience is preferred
• Must be highly motivated and able to work independently

These Job Duties Are

• Schedule, monitor, and/or perform preventative maintenance and apartment turns.
• Responsible for all on-call scenarios after hours that arise for the project. On-Call scenarios include but not limited to fire, flood, blood, water intrusions, units with a single bathroom not functioning, other emergencies
• Conduct move-in and move-out unit inspections.
• Assist with providing supervisors with updates on product inventory to help ensure supplies are adequate while also remaining budget conscious.

Salary Range

$28.00 per hour
