Job summary

WSH Management is seeking a Maintenance Technician (Porter) to oversee upkeep at two California communities: Pacific Arts in San Pedro and Carson Arts in Carson. The role requires traveling between sites, performing electrical, plumbing, and basic HVAC repairs, and responding to emergencies after hours.

You will manage work orders, schedule preventive maintenance, and coordinate with residents, vendors, and Property Managers to maintain safe, clean, and well‑lit properties.

Qualifications

  • High school diploma or equivalent required.
  • 1–2 years in apartment or multi‑site maintenance is preferred.
  • Valid driver's license with reliable transportation.

Responsibilities

  • Inspect properties daily and address maintenance needs.
  • Respond to service requests promptly and professionally.
  • Perform electrical, plumbing, basic HVAC, and carpentry tasks as needed.
  • Supervise and coordinate contracted projects for compliance.
  • Maintain safety protocols and keep records of supplies and costs.
  • Travel between properties and respond to emergencies after hours.

Position OverviewThe Maintenance Technician (Porter) will oversee and perform maintenance duties for two residential communities:Pacific Arts in San Pedro (49 units) – Monday, Wednesday, FridayCarson Arts in Carson (46 units) – Tuesday, ThursdayTravel between properties is required, and you must be available to respond to maintenance emergencies at either location as needed.Daily responsibilities include completing work orders related to electrical, plumbing, basic HVAC, appliance repairs, exterior maintenance, and general building upkeep. The position also ensures the overall cleanliness, safety, and appearance of both properties.The ideal candidate can manage multiple tasks efficiently, work independently, and consistently provide excellent customer service when interacting with residents, staff, and vendors.What We OfferCompetitive pay: $26.00–$27.00 per hourFull-time schedule: 40 hours per weekMedical, Dental, Vision, Life Insurance401(k) with employer matchPaid vacation and 15 paid company holidaysOn-call pay for after-hours emergenciesOpportunities for growth and advancementKey ResponsibilitiesInspect property and equipment daily; determine maintenance needsRespond to service requests promptly and professionally, following Fair Housing guidelinesImplement and supervise preventative maintenance programsReview and update maintenance schedules (HVAC filters, fire detector batteries, gutters, leaks)Submit monthly property safety inspection reportsAssist with apartment turnovers, repairs, and renovationsDirect and verify contracted projects for complianceMaintain records of supplies, equipment, and costsUtilize safety equipment and follow safety protocolsRespond to emergency calls 24/7 on a rotating basisCommunicate effectively with Property Managers, residents, and vendorsMaintain organized maintenance shop and company toolsTroubleshoot and repair HVAC, appliances, electrical, plumbing, carpentry, and sheetrock issuesRe-key locks and cut keysPerform janitorial tasks as needed to maintain property cleanlinessMonitor inventory and order suppliesOperate power machinery safelyDrive between properties and local areas as necessaryKeep cell phone on during working hours and while on callReview and respond to emails daily within 24 hoursPerform other related duties as assignedRemain flexible regarding work location and availabilityAbilitiesPrioritize multiple projects while meeting deadlinesStrong communication and negotiation skills; build vendor relationshipsAnalytical skills for problem-solving and issue resolutionAbility to explain technical issues to non-technical staffProfessional interpersonal skills and attention to detailProficiency in English for effective communicationComputer skills: Microsoft Office Suite, Outlook, Yardi (preferred)Ability to work evenings, weekends, and holidays as neededPresent a neat, clean, and professional appearance at all timesHigh School Diploma or equivalent1–2 years of experience in apartment maintenance, multi-community operations, hotel/motel maintenance, facilities management, construction, or handyman workValid Driver’s License, reliable transportation, and current auto insurance (travel between properties required)Ability to respond to after-hours and weekend emergenciesMust pass background and drug screening (a conviction will not automatically disqualify you)About UsWSH Management has managed senior and multifamily properties since we began operations over 20 years ago and are very experienced in the management of both affordable and market rate apartment communities.
