Job summary

ZRS Management LLC in Houston, TX is seeking a Maintenance Technician to perform skilled repairs across plumbing, electrical, HVAC and appliances, and to maintain the property to a high standard.

The role supports the Maintenance Supervisor, handles turnover tasks within 3–5 business days, performs preventive maintenance, ensures safety, and may require on-call hours along with valid driver's license.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of the employment start date.
• Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects.
• Ability to communicate clearly with the residents.
• Willing to work on-call hours.
• Possess effective time management skills and attention to detail.
• Ability to adapt to change in a composed manner.
• Ability to respect and maintain confidentiality.
• Ability to work cooperatively and in a teamwork environment.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
• Turnover maintenance includes installation of blinds, change filters, replace bulbs, replace drip pans, door stoppers, caulk, and other repairs as needed.
• Common area maintenance including sweeping, mopping, vacuuming, trash disposal, pressure washing and window cleaning.
• Monitor building exterior for roof, siding, shutters, etc.
• Support preventive maintenance programs for areas of responsibility.
• Enter newly purchased tools or equipment into inventory.
• Keep work area clean and orderly; observe safety rules.
