Fortis Property Management is seeking a skilled Maintenance Technician to keep our Faris Residences Goose Creek and Moncks Corner communities in top condition. You will handle daily maintenance, repairs, and preventative upkeep, working with on-site staff including technicians and groundskeepers under supervision.

The role offers full-time hourly compensation with a competitive bonus structure and opportunities for advancement.

Qualifications

• High school diploma or equivalent required.
• Some vocational/technical training or college preferred.
• Valid Driver's License and reliable transportation required.
• EPA Certification and CPO Certification preferred.

Responsibilities

• Perform daily maintenance tasks and repairs to keep the community running smoothly.
• Respond to work orders promptly and provide same-day service when possible.
• Coordinate with Maintenance Supervisor on stock levels of supplies and equipment.
• Walk the community daily to identify needed repairs and document findings.
• Maintain the maintenance shop and assist with 5-day turns on vacant units.
• Assist in on-call emergency duties as scheduled.
• Ensure compliance with ADA, OSHA, and EPA policies.

Weekly Hours: Full-Time (Hourly)

Property Type: Conventional-Multi-Site

Position Overview:

We are seeking a skilled Maintenance Technician to keep our community running smoothly and provide top-tier service to our residents. As a key member of our property management team, you will handle daily maintenance, repairs, and preventative upkeep in a collaborative environment. You will work alongside our office leasing agents and our on-site maintenance team—including technicians, and groundskeepers under the direction of the Maintenance Supervisor and Community/Property Manager.

Job Description/Principal Duties and Responsibilities:

Financial

• Assist in achieving budgeted maintenance expenses
• Assist in the achievement of the annual budget plan
• Advise the Maintenance Supervisor as to stock levels of supplies and equipment

Facility Management

• Physical condition of the community, including the condition of vacation apartments
• Advise the Maintenance Supervisor of maintenance problems and solutions
• Ensure all work orders are completed in a timely fashion
• Provide same day services on work orders
• Walk the community daily noting needed repairs
• Knowledge of all utility cut offs
• Daily communication with the Maintenance Supervisor to discuss progress, follow-up, or complications regarding maintenance activities
• Produce 5 day turns on vacant units
• Assume emergency on-call duty status as scheduled
• Assist in the maintenance of the maintenance shop

Resident Relations

• Provide superior customer service
• Complete all work orders and ensure the highest quality of customer satisfaction

Administration

• Maintain a professional image and attitude
• Attend instructional training classes as scheduled by the Maintenance Supervisor
• Adherence to and proper implementation of all Fortis Properties Management policies and procedures

Knowledge of and adherence to the following:

• Fair Housing policies and procedures
• ADA, OSHA, and EPA policies and procedures

Other duties as needed or required

Supervision Received:

The Maintenance Technician will report to the Maintenance Supervisor and/or Community Manager.

Qualifications & Skills:

Education

• High School graduate or equivalent
• Some Vocational/Technical school and/or college
• Valid Driver's License and reliable transportation is required

Experience

• 2 years prior property maintenance experience or related field
• EPA Certification preferred
• CPO Certification preferred
• Strong knowledge of HVAC systems, appliance repair, plumbing, electrical, and pool care
• Must have own tools
• Computer skills to include Microsoft Office (Word, Excel) property management software (Yardi, PO Purchase System) preferred
