Job summary

Weinstein Properties is seeking a Maintenance Technician - Make Ready in Richmond, VA to perform turn/make-ready duties for vacant apartments and assist with maintenance tasks. The role includes daily grounds care and collaboration with a maintenance team to keep the community looking its best.

Qualified candidates have at least 1 year in residential maintenance, a customer-service mindset, and the ability to work independently in a fast-paced environment.

Qualifications

• At least 1 year of apartment or residential maintenance experience.
• No HVAC certification required if willing to train and pursue certification.
• EPA certification (Type II or Universal) and hands-on HVAC troubleshooting/repair experience is a plus.
• Strong customer service mindset and pride in your work.
• Ability to work independently while being a reliable team player.
• Comfortable in a fast-paced environment and prioritizing tasks.

Responsibilities

• Complete turn/make-ready process of vacant apartments.
• Assist team with maintenance work orders as needed.
• Maintain property grounds daily with the team.
• Help maintain the overall appearance of the community, including grounds, amenities, and pool areas.
• Collaborate with the maintenance team to keep the property running smoothly.

What We Offer

• Pay: starting at $20/hour | $21/hour (if you are or when you become EPA certified)
• $1,500 sign-on bonus (details discussed during interview)

  • $150/week (calls or no calls)
  • Additional $150 per holiday on-call

Maintenance Technician - Make Ready Schedule

• Full-time: Monday-Friday, 8:00am-5:00pm (40 hours/week)
• Participation in a rotating emergency on-call schedule with the team

What You’ll Be Doing

• Complete turn/make ready process of vacant apartments
• Assist team with maintenance work orders as needed
• Work with the team to maintain property grounds on a daily basis
• Help maintain the overall appearance of the community, including grounds, amenities, and pool areas
• Work collaboratively with the maintenance team to keep the property running smoothly

What We’re Looking For

• At least 1 year of apartment or residential maintenance experience
• No HVAC certification required if you are willing to train and work towards getting certified
• EPA certification (Type II or Universal) and hands-on HVAC troubleshooting / repair experience is a plus!

• Ability to work independently while being a reliable team player

Physical & Technical Requirements

• Reliable transportation
• Comfortable using computers and mobile devices (Outlook, work order systems, etc.)
• Ability to drive a golf cart
• Ability to lift up to 75 lbs and work indoors/outdoors year-round
• Ability to climb stairs and ladders
• Experience using hand and power tools
• Background check required
