Job summary

Centennial Manor in Boise, ID, is seeking a dependable Maintenance/Janitorial Team Member to keep buildings, common areas, and grounds clean and functional. You will perform routine upkeep, respond to service requests, and assist with apartment turnover and preventative maintenance.

The ideal candidate has at least 2 years in maintenance, basic English, and the ability to work independently or with a team while ensuring safety and high standards across the community.

Qualifications

  • Minimum of 2 years in the maintenance field.
  • Strong understanding of mechanical, electrical, and plumbing systems.
  • Ability to read and interpret technical manuals.
  • Skilled with hand and power tools for repair tasks.
  • Basic English communication.
  • Able to lift up to 50 lbs and stand for extended periods.

Responsibilities

  • Perform daily janitorial duties in common areas to keep interiors clean and presentable.
  • Handle unit turnovers within 3 days of move-out as needed.
  • Paint and complete preventative maintenance tasks per schedule.
  • Assist with inspections and respond to work orders with urgency.
  • Address maintenance emergencies after hours, weekends, or holidays.
  • Troubleshoot mechanical, electrical, and plumbing issues.
  • Coordinate with vendors and monitor landscape work.

Job description

Centennial Manor , a 40-unit older residential community in Boise, ID , is seeking a dependable and detail-oriented Maintenance/Janitorial Team Member . This position is responsible for maintaining the physical condition, cleanliness, and overall appearance of the property, including buildings, apartments, common areas, and grounds. The role supports daily property operations by performing general apartment maintenance, responding to service requests in a timely manner, assisting with apartment turnover, and participating in preventative maintenance programs.

The ideal candidate is organized, dependable, and service-oriented, with the ability to maintain maintenance and storage areas, monitor inventory and supplies, follow established safety standards and practices, and communicate effectively and professionally with residents, vendors, and team members. This role plays an important part in ensuring the community remains safe, clean, functional, and comfortable for residents.

Duties and Responsibilities
  • Building and Property Maintenance: Maintain the interior and exterior appearance of the buildings and property by performing daily janitorial duties in common areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and communal rooms.
  • Janitorial Responsibilities:
  • Sweep, mop, and vacuum floors in common areas.
  • Clean and sanitize restrooms, kitchens, and shared spaces.
  • Empty trash receptacles and replace liners.
  • Dust furniture, fixtures, and vents regularly.
  • Ensure all cleaning supplies are stocked and stored safely.
  • Unit Turnovers: Complete unit turnovers within 3 days of move-out, as necessary.
  • Painting and Preventative Maintenance: Perform painting duties and execute preventative maintenance tasks per the established schedule.
  • Inspections: Assist in apartment and systems inspections as required.
  • Work Orders: Respond to work orders for units and common areas, prioritize based on urgency, and enter details into OneSite.
  • Maintenance Emergencies: Address maintenance emergencies, including after-hours, weekends, and holidays as needed.
  • Troubleshooting: Diagnose and troubleshoot mechanical, electrical, and plumbing issues, including appliance repairs.
  • Vendor Coordination: Monitor the landscape contractor and work closely with vendors to ensure satisfactory work.
  • Safety and Compliance: Follow safety protocols and ensure compliance with all relevant regulations.
  • Customer Service: Provide excellent customer service to residents and internal stakeholders by addressing maintenance needs promptly and effectively.
  • Maintenance Shop Organization: Keep the maintenance shop neat, free of clutter, and well-organized daily.
  • Property Security: Maintain vigilance regarding the security of the property, ensuring all keys are in possession and secure.

Requirements
  • Experience: Minimum of 2 years in the maintenance field.
  • Technical Knowledge: Strong understanding of mechanical, electrical, and plumbing systems. Ability to read and interpret technical manuals.
  • Tool Proficiency: Skilled in using hand and power tools for repair and maintenance tasks.
  • Physical Requirements: Must be able to frequently lift, carry, and move items up to 50 lbs. without assistance, and endure prolonged standing and repetitive activities, including using tools, walking, climbing, bending, and kneeling.
  • Leadership and Teamwork: Basic understanding of leadership principles with the ability to work independently or as part of a team.
  • Problem-Solving Skills: Strong logical thinking and problem-solving skills for troubleshooting issues.
  • Software Knowledge: Familiarity with property management software such as RealPage Maintenance Facilities.
  • Communication Skills: Basic proficiency in English for effective communication.
Compensation

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.

The role is considered full-time non-exempt and may be eligible for overtime pay in accordance with federal and state law. The anticipated base pay range for the position is $26.00- $26.00 per hour.
