Job summary

RHF is seeking a Property Maintenance Technician in Fort Wayne, IN to maintain the interior and exterior of a 50-unit senior residential community. The role supports the Property Manager by handling daily maintenance, responding to service requests, and assisting with apartment turnover.

You will need strong mechanical, electrical, and plumbing knowledge, solid tool handling, and excellent communication to service residents, vendors, and the team.

Qualifications

  • 2+ years in building maintenance or equivalent experience.
  • Ability to read and interpret technical manuals.
  • Good working knowledge of mechanical, electrical, and plumbing systems.
  • Familiarity with property management software and basic digital tasks.

Responsibilities

  • Perform daily interior and exterior maintenance of buildings and grounds.
  • Complete unit turnovers within 3 days of move-out when needed.
  • Install, repair, and maintain painting and preventative maintenance tasks.
  • Assist with inspections of apartments and systems as required.
  • Respond to work orders and document details in management software.
  • Address maintenance emergencies including after-hours and weekends as needed.
  • Troubleshoot mechanical, electrical, and plumbing issues; repair appliances as necessary.
  • Coordinate with vendors and supervise landscape contractors to ensure quality work.
  • Follow safety protocols and regulatory requirements, including inspections.

Job description

The Property Maintenance Technician at Adam & Bruce , a 50 -unit senior residential community in Fort Wayne, IN is responsible for maintaining the physical condition and appearance of the property, including buildings, common areas, and grounds. This position supports the Property Manager in daily property operations by performing general maintenance, responding to and completing service requests in a timely manner, and assisting with apartment turnover.

The ideal candidate is organized, dependable, and service-oriented, with the ability to maintain organized maintenance areas and storage spaces, manage inventory and supplies, follow established safety standards and practices, and communicate effectively with residents, vendors, and team members. This role plays an important part in ensuring the community remains safe, clean, functional, and welcoming for residents.

Duties and Responsibilities
  • Building/Property Maintenance: Maintain the interior and exterior appearance of the buildings and property by performing daily janitorial duties in common areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and communal rooms.
  • Unit Turnovers: Complete unit turnovers within 3 days of move-out, as necessary.
  • Painting and Preventative Maintenance: Perform painting duties and execute preventative maintenance tasks per the established schedule.
  • Inspections: Assist in apartment and systems inspections as required.
  • Work Orders: Respond to work orders for units and common areas, prioritize based on urgency, and enter details into OneSite.
  • Maintenance Emergencies: Address maintenance emergencies, including after-hours, weekends, and holidays as needed.
  • Troubleshooting: Diagnose and troubleshoot mechanical, electrical, and plumbing issues, including appliance repairs.
  • Vendor Coordination: Monitor the landscape contractor and work closely with vendors to ensure satisfactory work.
  • Safety and Compliance: Follow safety protocols and ensure compliance with all relevant regulations. Knowledge in regulatory inspections REAC/NSPIRE.
  • Customer Service: Provide excellent customer service to residents and internal stakeholders by addressing maintenance needs promptly and effectively.
  • Maintenance Shop Organization: Keep the maintenance shop neat, free of clutter, and well-organized daily.
  • Property Security: Maintain vigilance regarding the security of the property, ensuring all keys are in possession and secure.
Physical Attributes
  • Physical Strength & Lifting: Regularly lift or move equipment, tools, and materials up to 50 pounds independently, and up to 100 pounds with assistance.
  • Stamina & Endurance: Spend long hours standing, walking, claiming stairways and moving around facilities.
  • Manual Dexterity: Dexterity of hands and fingers to operate a variety of equipment.
  • Flexibility & Mobility: Bend, stoop, kneel, crouch, crawl, and reach overhead or horizontally in tight spaces.
  • Height & Balance: Climb and balance on ladders, scaffolding, and roofs to perform elevated repairs.
Education and Experience Requirements
  • Experience: Minimum of 2 years in the building maintenance field highly desired.
  • Technical Knowledge: Strong understanding of mechanical, electrical, and plumbing systems preferred. Ability to read and interpret technical manuals.
  • Tool Proficiency: Skilled in using hand and power tools for repair and maintenance tasks.
  • Physical Requirements: Must be able to frequently lift, carry, and move items up to 50 lbs. without assistance, and endure prolonged standing and repetitive activities, including using tools, walking, climbing, bending, and kneeling.
  • Leadership and Teamwork: Basic understanding of leadership principles with the ability to work independently or as part of a team.
  • Problem-Solving Skills: Strong logical thinking and problem-solving skills for troubleshooting issues.
  • Software Knowledge: Familiarity with property management software such as RealPage Maintenance Facilities.
  • Communication Skills: Basic proficiency in English for effective communication.
Compensation

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.

The role is considered Full-Time and non-exempt and will be eligible for overtime pay in accordance with federal and state law. The anticipated base pay range for this position is $21.00–$24.00 per hour.
