Job summary

The Boyd Companies, Inc. is seeking a Maintenance Technician III to join our Richmond-area team. This on-site role handles routine and preventative maintenance, repairs, and preparing units for new residents under the supervision of the Maintenance Supervisor.

The position emphasizes safety, customer service, and timely completion of work orders. Ideal candidates will have 5+ years in maintenance or related fields, EPA 608 Type II certification, and strong problem-solving and leadership skills.

Qualifications

  • Valid driver s license and clean driving record.
  • 5+ years of maintenance, construction or related experience with plumbing/electrical/HVAC.
  • EPA 608 Type II certification; ability to train/lead maintenance staff.

Responsibilities

  • Participate in the emergency on-call rotation and respond to after-hours maintenance emergencies.
  • Follow company safety policies and OSHA standards in all tasks.
  • Complete service requests promptly, aiming for 24-hour resolution when possible.
  • Perform preventative maintenance inspections to identify repair needs and hazards.
  • Repair and maintain building systems, appliances, fixtures, plumbing, electrical, HVAC, doors/windows/fixtures.
  • Prepare vacant apartments for occupancy per quality standards.
  • Maintain cleanliness/organization of maintenance shop, storage areas and tools.
  • Assist with seasonal property needs and weather-related responsibilities.
  • Provide courteous, professional customer service to residents, vendors, coworkers and visitors.

Position Summary

The Maintenance Technician is responsible for the overall maintenance, repair, and physical appearance of the apartment community. This position performs routine and preventative maintenance, responds to service requests, prepares vacant apartments for new residents, and helps ensure the community remains safe, clean, and well-maintained. The Maintenance Technician reports directly to the Maintenance Supervisor and plays an important role in delivering exceptional customer service to our residents.

  • Participate in the emergency on-call rotation and respond to after-hours maintenance emergencies as required.
  • Perform all assigned duties while following company safety policies and OSHA standards.
  • Complete maintenance service requests in a timely and professional manner, with a goal of completing work orders within 24 hours whenever possible.
  • Perform preventative maintenance inspections throughout the community to identify repair needs and potential safety hazards.
  • Repair and maintain building systems, appliances, fixtures, plumbing, electrical components, HVAC systems, doors, windows, flooring, and other property features within the scope of training and certification.
  • Prepare vacant apartment homes for occupancy in accordance with company quality standards.
  • Maintain the cleanliness, organization, and safety of the maintenance shop, storage areas, equipment, and tools.
  • Assist with maintaining the overall appearance of the grounds and common areas.
  • Assist with seasonal property needs, including storm preparation, snow removal, and other weather-related responsibilities.
  • Provide courteous, professional, and respectful customer service to residents, vendors, coworkers, and visitors.
  • Report safety concerns, property damage, or unusual conditions promptly to management.
  • Perform additional duties and special projects as assigned.

Job Details

Position Type: Full-time

Work Schedule: Varies; Standard working hours are expected, with occasional adjustments based on project needs. This position also requires participation in an on-call rotation for after-hours emergencies and flexibility during inclement weather or other property needs.

Travel: None.

Physical Requirements & Work Environment

This position requires frequent physical activity, including:

  • Standing and walking for extended periods.
  • Bending, kneeling, crouching, climbing ladders and stairs, and working on rooftops.
  • Lifting, carrying, pushing, and pulling heavy materials, equipment, and appliances.
  • Operating hand tools, power tools, and small motorized equipment.
  • Wearing required personal protective equipment, including safety glasses, gloves, masks, and other safety gear.
  • Ability to distinguish colors, hear equipment operation, and safely perform maintenance tasks.

This position regularly works outdoors and is exposed to varying weather conditions, including heat, cold, rain, humidity, and snow. Employees may also be exposed to chemicals, electrical systems, machinery, tools, and moderate noise levels while performing maintenance duties. Safe work practices and proper use of personal protective equipment are required at all times.

Required

  • Valid driver's license with an acceptable driving record.
  • 5+ years of maintenance, construction or related experience with working knowledge of plumbing, electrical, HVAC systems.
  • Ability to safely operate hand tools, power tools, and maintenance equipment.
  • Problem-solving skills, strong work ethics and leadership skills.
  • Ability to prioritize multiple tasks while maintaining quality workmanship.
  • Excellent customer service and communication skills.
  • Ability to follow instructions and work as part of a team or work independently.
  • EPA 608 Type II certification (additionally; Type I or III a plus)
  • Ability to train and evaluate maintenance staff.

Preferred

  • Certified Pool Operator (CPO) certification.
  • Experience with navigating Appfolio, or similar Property Management Software.
  • Additional HVAC or tradesman licensing or certifications.
