ResponsibilitiesMaintenance Technician III is responsible for repairing, maintaining, and operating HVAC, plumbing, and electrical systems. The role involves performing routine maintenance with limited to no supervision. Plumbing experience is required.
ESSENTIAL KEY JOB RESPONSIBILITIES
- Perform assigned tasks according to their specific craft or trade requirements.
- Participates in training programs including personal development, safety education, and technical advancement, maintaining a professional attitude toward development.
- Operate project HVAC equipment such as chillers, air handler units, and computerized environmental control systems under leadership guidance.
- Maintain project HVAC equipment, including chillers, air handler units, and environmental control systems.
- Operate, maintain, and test project life/safety systems including emergency power, sprinkler, fire alarm, and medical alarm systems.
- Respond promptly to tenant requests related to HVAC, plumbing, electrical, and other maintenance needs, maintaining accurate logs.
- Analyze special projects from property management, including tenant construction, cost-saving proposals, and manpower development.
- Work extended hours during emergencies if required.
Qualifications
Required Education and Experience
- High School Diploma/GED
- Trade school graduate OR at least 8 years of relevant experience
- At least 4 years of related maintenance experience, specifically in plumbing

- Ability to correctly use chemicals, supplies, and tools.
- Ability to work well with the public and colleagues.
- Computer literacy.
- Ability to wear personal protective equipment (PPE).
