Job Description

Position Summary:

The Maintenance Technician II performs maintenance functions in the community, including rental units, residential common areas, offices, grounds, and parking lots. The role requires a diversified knowledge base and skills needed to maintain the property to meet ownership objectives. The Maintenance Technician II has a strong skill set in maintenance trades and will guide the Maintenance Technician I. Success in this position is measured by completing work orders correctly and preparing vacant units within standard protocol timeframes.

Duties:

  1. Diagnose and repair appliances, carpentry, hardware accessories, masonry, painting, electrical, plumbing, and HVAC systems.
  2. Complete assigned service requests and repairs following company procedures. Assist in preparing vacant apartments for market-ready status according to company standards.
  3. Perform maintenance service orders related to preventive maintenance, safety inspections, and annual unit inspections.
  4. Maintain grounds and curb appeal through snow removal, landscaping, and trash management.
  5. Be available for on-call activities during off-hours and emergencies as scheduled.

Minimum Qualifications and Requirements:

  1. High school diploma or GED with 3+ years of related experience, or an advanced degree with at least 5 years of related experience.
  2. Knowledge of facilities management standards, practices, procedures, and policies.
  3. Knowledge of electrical, carpentry, plumbing, appliances, HVAC, and customer service, communication skills.
  4. Effective oral and written communication skills.
  5. Flexibility and adaptability in various situations.
  6. Ability to work independently and as part of a team.

Additional Qualifications:

  • Experience with asbestos and lead-based paint.
  • Professional certifications such as CAMT or CFC Universal are preferred.

Physical Demands and Work Conditions:

  • Must be able to kneel, crawl, crouch, and perform other physical activities more than half the time.
  • Must be able to walk and stand for more than half the time.
  • Ability to operate machinery and equipment requiring the use of hands, fingers, and wrists more than half the time.
  • Work environment includes climate-controlled areas less than half the time and outdoor work more than half the time.
  • Must be able to lift, move, and carry 40-75 lbs.

Travel Requirements:

  • Less than 25-50% overnight travel.
  • 50-75% on-call or emergency response travel.

Other Duties:

  • Perform other duties as assigned.
