Maintenance Technician I
Location: Forest Glen – Clinton, SC
The Maintenance Technician I is responsible for general maintenance repairs, apartment make‑readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. This position may provide an opportunity to be promoted to Maintenance Technician II. The role requires flexibility and the ability to work a varied schedule, including weekends, on‑call duties, and some holidays as required.
Essential Duties and Responsibilities
- Under the direction of the Community Manager/Maintenance Supervisor, perform maintenance activities for the apartment community together with other maintenance staff.
- Walk apartments, complete move‑in/move‑out reports, and report apartments ready to show to the Community Manager or Maintenance Supervisor.
- Complete weekly/daily maintenance employee assignments in tandem with the Community Manager and Maintenance Supervisor.
- Assist in maintaining exterior grounds and curb appeal.
- Perform maintenance repairs related to electrical, plumbing, HVAC, pools, appliances, and drywall.
- Identify, correct, and report hazardous community conditions.
- Coordinate and respond to resident/management requests and service requests for occupied apartments.
- Determine, with the Community Manager or Maintenance Supervisor, which requests or emergencies should receive top priority.
- Prepare vacant apartments for move‑in.
- Walk all vacant units to determine make‑ready needs and coordinate the effort with the Community Manager or Maintenance Supervisor.
- Ensure all trash from apartments is cleaned out before, during, and after make‑ready activity.
- Walk property daily to identify needed maintenance and liability hazards and report them to the Community Manager.
- Perform preventive maintenance on equipment and apartments according to NHE’s schedule.
- Work with the Community Manager or Maintenance Supervisor to determine supplies and equipment needs, and obtain approval before placing orders.
- Attendance is an essential job function.
- May be requested to assist in other communities.
- Assist with hazardous weather problems, fires, floods, freezes, etc.
- Attend and participate in industry and NHE’s training programs as required.
- Perform vendor monitoring and quality control.
- Perform the tasks of subordinate associates as needed.
- Perform any and all other duties as requested or assigned by the supervisor or manager.

Qualifications
- Prior apartment maintenance experience is preferred but not required.
- Basic troubleshooting skills for HVAC equipment, plumbing systems, electronic systems, major appliances, pool and spa equipment, and other community systems.
- Valid driver’s license and reliable transportation to provide service calls.
- A minimum of 6 months as a Maintenance Technician I for advancement consideration.
- Good attendance record with no written or verbal warnings.
- EPA certification Types 1 and 2 minimum for advancement.
Educational and Experience Requirements
- High School Diploma or equivalent required; some college or trade school preferred.
- Minimum 3 years of general maintenance experience and/or at least 1 year of multi‑family, industrial, or institutional Service Request experience.
- Certifications or permits required by city or state for pool operations, maintenance, electrical, plumbing, HVAC, etc.
- Certifications in plumbing, HVAC (basic and advanced), journeyman license, and first aid preferred.
- Painting experience preferred.
Language and Math Ability
Ability to generate reports and business correspondence, present information, and respond to questions from clients, customers, and the public. Must possess arithmetic skills in addition, subtraction, multiplication, and division in all units of measure using whole numbers, common fractions, and decimals. Ability to read and write in English at an intermediate level to read diagrams, meters, instructions, and write reports.
Physical Demands and Working Conditions
- Use hands to finger, handle, or feel and talk or hear.
- Intermittent standing, walking, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight) up to and exceeding 50 pounds, climbing ladders/stairs, and walking on rooftops.
- Manual dexterity required to operate small‑motorized equipment.
- Normal hearing, vision, and color discrimination; ability to adjust focus.
- Wear appropriate safety equipment (back belts, goggles, masks, gloves, etc.).
- Regular exposure to outdoor environment (heat, cold, damp, rain, etc.).
- Exposure to chemicals, electrical, machinery, tools, and lifting; low‑level noise from power tools.
- Regularly work overtime and after‑hours service calls; see community guidelines.
