Overview
Maintenance Technician I — Location: Forest Glen, Clinton, SC
The Maintenance Technician I is responsible for general maintenance repairs, apartment make-readies, preventive maintenance and construction or rehabilitation projects for an apartment community. Responsible for maintaining an adequate inventory of supplies for repairs and monitoring the monthly maintenance budget. This position may offer promotion to Maintenance Technician II. The Maintenance Technician I must be flexible and able to work varied schedules, including weekends, on-call and some holidays as required.
Responsibilities
- Under direction of the Community Manager/Maintenance Supervisor, perform maintenance activities for the apartment community along with other maintenance staff.
- Work with the Maintenance Supervisor and Community Manager (e.g., walk apartments, move-in/move-out reports).
- Report apartments that are ready to show to the Community Manager/Maintenance Supervisor.
- Complete weekly/daily maintenance assignments in tandem with Community Manager and maintenance supervisor.
- Assist in maintaining exterior grounds and curb appeal.
- Perform maintenance repairs related to electrical, plumbing, HVAC, pools, appliances, drywall.
- Identify, correct and report hazardous community conditions.
- Coordinate and respond to resident/management requests and service requests for occupied apartments.
- Determine with Community Manager/Maintenance Supervisor which requests or emergencies are top priority.
- Prepare vacant apartments for move-in and walk all vacant units to determine make-ready needs; coordinate effort with Community Manager/Maintenance Supervisor.
- Ensure all trash from apartments is cleaned out before, during and after make-ready activity.
- Walk property daily to identify needed maintenance and liability hazards and report to Community Manager.
- Perform preventive maintenance on equipment and apartments per NHE’s schedule.
- Work with Community Manager/Maintenance Supervisor to determine supplies and equipment needs; obtain approval before placing orders.
- Attendance is an essential job function.
- May be requested to assist in other communities and respond to hazardous weather conditions, fires, floods, freezes, etc.
- Attend and participate in industry and NHE’s training programs as required.
- Responsible for vendor monitoring and quality control; perform tasks of subordinate associates as needed.
- Perform any other duties as assigned by supervisor/manager.

Qualifications
- Prior apartment maintenance experience is preferred but not required.
- Must be able to troubleshoot HVAC equipment, plumbing systems, electronic systems, major appliances, pool and spa equipment and other community systems (gates, phone jacks, irrigation, etc.).
- Must have a valid driver’s license and means of immediate transportation to provide service calls.
Advancement
- Demonstrated knowledge of HVAC troubleshooting, replacement and repair.
- Ability to perform advanced troubleshooting on all property systems (HVAC, water heaters, electrical, appliances).
- Must possess EPA certification Type 1 and 2 minimum.
- Minimum of 6 months as a Maintenance Technician I.
- Good attendance record
- No written or verbal warnings
Educational and/or Experience
- High School Diploma or equivalent required; some college or trade school preferred.
- Position requires a minimum of 3 years general maintenance experience and/or at least 1 year multi-family, industrial or institutional service request experience.
- Certifications in Plumbing, HVAC (basic and advanced), journeyman license, and first aid preferred. Must have city/state required certifications/permits to perform job responsibilities (e.g., pool operations, electrical, plumbing, HVAC).
- Painting experience
Language/Mathematical/Reasoning Ability
Ability to generate reports and business correspondence; read English at an intermediate level; read diagrams, meters, instructions; write reports; perform basic arithmetic; and follow written and verbal instructions.
Physical Demands
- Regularly required to use hands; talk or hear; stand, walk, bend, crouch, push/pull, lift/move heavy materials and equipment (up to 50 pounds or more); climb ladders/stairs; walk on rooftops; manual dexterity for operating small equipment.
- Normal hearing and vision; color vision and depth perception; ability to adjust focus for operation and repair of machines, wiring, and equipment.
- Ability to wear safety equipment (back belts, goggles, masks, gloves).
- Outdoor exposure (heat, cold, damp, rain) and exposure to hazards (chemicals, electrical, machinery, tools, lifting).
- Occasional after-hours service calls as per community guidelines.
Working Conditions and Environment
Primarily indoors/outdoors at NHE, Inc. on-site property; highly mobile environment; moderate noise level.
