Maintenance Technician II

Along with the Community Manager the Maintenance Technician II is responsible for overseeing the physical assets, general maintenance repairs, apartment make‑readies, preventive maintenance and construction or rehabilitation projects for an apartment community. Responsible for helping maintain an adequate inventory of supplies for repairs and monthly maintenance budget monitoring. This position could present the option to be promoted to Maintenance Supervisor. The Maintenance Technician II position must be flexible and able to work a varied schedule, including weekends, on‑call and some holidays as required.

Essential Duties and Responsibilities
  • Under the direction of the Community Manager/Maintenance Supervisor, perform maintenance activities for the apartment community.
  • Collaborate with the Maintenance Supervisor and Community Manager (e.g., walking apartments, move‑in/move‑out reports).
  • Determine weekly apartment make‑ready and work order schedules.
  • Report apartments ready to show to the Community Manager/Maintenance Supervisor.
  • Complete weekly/daily maintenance employee assignments in tandem with the Community Manager and Maintenance Supervisor.
  • Assist in maintaining exterior grounds and curb appeal.
  • Perform maintenance repairs related to electrical, plumbing, HVAC, pools, appliances, and drywall.
  • Identify, correct, and report hazardous community conditions.
  • Coordinate and respond to resident or management requests and work orders for occupied apartments.
  • Use service request systems and schedules to establish priorities and identify emergencies requiring top priority.
  • Help coordinate warranty work orders with vendors.
  • Coordinate, schedule, and prepare vacant apartments for move‑in.
  • Walk all vacant units to determine make‑ready needs and coordinate efforts with the Maintenance Supervisor/Community Manager.
  • Ensure all repairs or replacements necessary for apartment occupancy are completed.
  • Ensure all trash from apartments is cleaned out before, during, and after make‑ready activities.
  • Walk property daily to look for needed maintenance and liability hazards and report to the Community Manager.
  • Coordinate, schedule, and perform preventive maintenance on equipment and apartments according to NHE’s schedule.
  • Assist in ordering supplies while managing the maintenance budget.
  • Work with the Community Manager/Maintenance Supervisor to determine supplies and equipment needs.
  • Obtain approval from the Community Manager before placing orders for major expenditures and unbudgeted items.
  • Passport for attendance is an essential job function.
  • May be requested to assist in other communities.
  • Assist with hazardous weather problems, fires, floods, freezes, etc.
  • Attend and participate in industry and NHE training programs as required.
  • Responsible for vendor monitoring and quality control.
  • Perform tasks of subordinate associates as needed.
  • Perform any and all other duties as requested or assigned by the supervisor/manager.

Knowledge, Skills, and Abilities
  • Computer proficiency.
  • Use of propane torch (plumbing), steam clean/shampoo machine, key machine, and sewer machine.
  • Manifold gauges.
  • Vacuum pump, recovery machine, leak detector, pressure washer, volt meter.
  • Paint sprayer, air conditioners, appliances, water heaters, welding torches, hand tools.
  • Must be able to perform all facets of apartment make‑ready.
  • Use independent judgment to determine actions, priorities, and emergencies.
  • Handle moderate to high stress due to meeting deadlines and reprioritizing activities.
  • Excellent interpersonal skills when interacting with residents, vendors, contractors, supervisors, employees, and coworkers.
  • Ability to handle multiple tasks and prioritize duties and responsibilities.
  • Attention to detail.
  • Work with little direction while maintaining confidentiality and professionalism.
  • Team player with a strong work ethic.
Supervisory Responsibilities

Under the direction of the Community Manager and Maintenance Supervisor, may include supervising Apprentice Techs or Maintenance Technician I.

Qualifications
  • Prior apartment maintenance experience required.
  • Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, major appliances, pool and spa equipment, and other community systems.
  • Must have a valid driver’s license and means of immediate transportation for service calls.
  • Must be EPA certified to purchase and recover refrigerant.
Educational and/or Experience Requirements
  • High School Diploma or equivalent required; some college or trade school preferred.
  • Minimum of 3 years general maintenance experience and/or at least 2 years multi‑family experience.
  • Training, certificates, and association memberships including:
    • Freon Recovery Certification Type I and II or Universal.
    • Certified Apartment Service Technician (CAMT) preferred.
    • Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, use of fire extinguisher, and first aid preferred.
    • Certified Pool Operator preferred.
    • Certifications and permits required by city or state to perform job responsibilities.
    • Painting experience.
Language, Mathematical, and Reasoning Ability

Generate reports, business correspondence, and effectively present information. Read, write, and interpret instruction in English at an intermediate level. Perform basic arithmetic and apply common sense to carry out instructions and plans. Read diagrams, meters, and instructions; apply appropriate safety procedures.

Physical Demands
  • Use hands and fingers for handling, sanding, and operating equipment.
  • Stand, walk, bend, crouch, push, pull, lift, or move up to and in excess of 50 pounds; climb ladders and stairs; walk on rooftops.
  • Require manual dexterity to operate small‐motorized tools.
  • Must have normal hearing, vision, and depth perception suitable for safe instrument operation.
  • Wear appropriate safety equipment.
  • Work outdoors in varying environmental conditions.
  • Possible exposure to chemicals, electrical, machinery, and moderate noise.
  • Regular overtime and service calls after hours.
Working Conditions and Environment

Work primarily indoors and outdoors on NHE property, often in highly mobile environments. Noise level typically moderate.
