The Maintenance Technician performs general maintenance and repair of equipment and buildings requiring practical skill and knowledge (but not proficiency) in trades such as painting, carpentry, plumbing, masonry, and electrical work. Work involves duties including:

  • Replacing electrical receptacles, wires, switches, fixtures, and motors, using plaster or compound to patch minor holes and cracks in walls and ceilings.
  • Repairing or replacing sinks, water coolers, and toilets.
  • Painting structures and equipment.
  • Repairing or replacing concrete floors, steps, and sidewalks.
  • Replacing damaged paneling and floor tiles.
  • Hanging doors and installing door locks.
  • Replacing broken window panes.
  • Performing general maintenance on equipment and machinery.
  • Other duties as assigned.

Depending on the site/location, Facility Technician may have multiple levels or classifications to help differentiate seniority within the Facility Management Department.

Responsibilities and Knowledge

Specific responsibilities and knowledge may include, but are not limited to:

  • Maintaining and repairing machines, mechanical equipment, and buildings.
  • Fixing or replacing faulty electrical switches, outlets, and circuit breakers (as allowable per local and state requirements).
  • Inspecting and diagnosing problems and determining the best solutions.
  • Performing routine preventive maintenance.
  • Assembling and setting up machinery or equipment.
  • Planning repair work using blueprints or diagrams.
  • Performing general cleaning and upkeep of buildings and properties.
  • Ordering supplies from catalogs and storerooms.
  • Preparing estimates for repairs and costs.
  • Keeping detailed records of work performed.
  • Other duties as assigned.

A Maintenance Technician is responsible for maintenance and repair tasks that are not complex enough to require a licensed tradesperson. They may fix or paint roofs, windows, doors, floors, woodwork, walls, and other building parts. They should recognize when a job exceeds their skill level and requires specialized expertise.

Technicians will procure supplies and parts from distributors or storerooms to fix problems. They must be able to use hand and power tools safely and effectively during daily tasks.

Qualifications

This position requires maintaining the following competencies:

  • Ability to obtain OSHA 10 (Construction Industry) or OSHA 10 (General Industry) safety certification within six months of employment (training provided).
  • No certifications/licenses are required initially.
  • Five (5) years of maintenance experience preferred.
  • Minimum high school diploma or equivalent.
