Job summary

Arden Property Group Inc. is seeking a Maintenance Technician to manage preventative and reactive maintenance, inventory, on-call coverage, and apartment turnover for Wisconsin communities.

You will work with the community leader to ensure safety, quality service, and timely maintenance responses, while coordinating outside vendors and inspections as needed.

Qualifications

  • High school diploma or GED required.
  • Trade school education preferred.
  • Have or obtain EPA, CPO, HVAC certifications.
  • Demonstrated leadership abilities required.
  • Reliable transportation to work locations.

Responsibilities

  • Schedule and complete maintenance for the community, supervise vendors.
  • Provide 24–48 hour response to maintenance requests.
  • Ensure quick turnover of vacant apartments (<5 days).
  • Perform appliance, fixture, plumbing repairs; maintain HVAC.
  • Assist with grounds care and snow removal as needed.
  • Maintain records of inspections and service status.
  • Coordinate regulatory inspections and safety measures.

Our Maintenance Technicians play an integral role in the success of our community. Working with the Community leader, this position is responsible for the completion of all preventative and reactive maintenance services, inventory management, emergency on-call scheduling and coverage, and apartment turnover preparation and/or renovation for the assigned community.

Essential Duties: (Other duties may be assigned)
  • Schedule, coordinate, and complete all maintenance needs for the community. Oversee thework of outside vendors.
  • Work to provide stellar customer service by ensuring a 24–48-hour turnaround on all incomingmaintenance requests.
  • Reduce vacancy loss by ensuring efficient and timely turnover of all vacant apartments /townhomes (less than 5-day turnover average).
  • Replace / repair appliances, fixtures, switches, outlets etc.
  • Perform light plumbing work such as clearing blockages, replacing fittings, garbage disposals,and overseeing outside vendors where necessary.
  • Replace/repair broken glass, screens, locks, blinds or other.
  • Maintain basic HVAC systems / diagnose and oversee outside vendor where necessary.
  • When necessary, assist with housekeeping duties.
  • Maintain curb appeal by ensuring all trash and debris are removed each day throughout thegrounds.
  • Keep and maintain accurate records of inspections, service request status, and generalperformance of the maintenance team.
  • Conducts regular property inspections to determine maintenance needs.
  • Light drywall repair and painting where necessary.
  • Perform general preventative maintenance to ensure equipment is maintained tomanufacturer’s specifications, and all life-safety needs are proactively addressed.
  • Maintain emergency lighting and detection checks/repairs.
  • Participate in after-hours on-call rotation.
  • Complete pre-move out and final move out inspections to proactively determine maintenanceneeds.
  • Coordinate regulatory inspections and ensure safety measures are adhered to on-site.
  • Maintain swimming pool to required standards (Where applicable).
  • May participate in the budgetary process.
  • Assist with grounds care / snow removal where necessary to ensure safety of the exterior grounds.

Skills & Qualifications:
