Job summary

Arden Property Group Inc. is hiring a Maintenance Technician for our Wisconsin communities. You’ll work with the Community Manager to keep the property safe, functional, and well‑maintained, fixing issues, coordinating with vendors, and improving resident experience.

Qualifications

Responsibilities

  • Maintain and repair community systems, appliances, fixtures, outlets, and lighting.
  • Coordinate with vendors and oversee maintenance across the property.
  • Perform light plumbing, basic HVAC maintenance, drywall repair and painting.
  • Turn vacant units and conduct inspections to ensure readiness.
  • Provide top-tier customer service with timely response to work orders.
  • Keep grounds clean and safe, assist with snow removal and exterior safety.

Requirements
What You’ll Be Doing

Our Maintenance Technicians are the backbone of the community. You’ll work closely with the Community Manager to keep everything running smoothly, safely, and looking sharp.

What You Bring to the Table

We’re looking for someone who:

  • Is self-motivated, reliable, and gets things done
  • Works well independently and as part of a team
  • Has strong attention to detail (you catch the small stuff before it becomes big stuff)
  • Has experience in property management, hospitality, or a similar field — or the drive to learn
Your Day-to-Day (aka Keeping the Community Alive)
Maintenance & Repairs
  • Schedule, coordinate, and complete all maintenance needs across the community
  • Repair and replace appliances, fixtures, outlets, switches, and more
  • Handle light plumbing (clogs, fittings, disposals) and coordinate vendors when needed
  • Perform basic HVAC maintenance and help diagnose issues
  • Complete light drywall repair and painting
  • Fix the “small stuff” (glass, screens, locks, blinds) that residents notice
Apartment Turns & Inspections
  • Turn vacant units efficiently (goal: under 5 days)
  • Perform pre-move-out and final inspections
  • Conduct routine property inspections to identify maintenance needs early
Service & Operations
  • Deliver top-tier customer service with a 24–48 hour turnaround on work orders
  • Maintain accurate records of service requests, inspections, and performance
  • Participate in the after‑hours on‑call rotation (because leaks don’t follow a schedule)
Community Upkeep
  • Keep the grounds clean, safe, and looking great daily
  • Assist with housekeeping tasks when needed
  • Help with snow removal and overall exterior safety
  • Maintain pool standards (where applicable)
  • Ensure emergency lighting, safety systems, and detectors are functioning properly
Coordination & Support
  • Oversee and coordinate work with outside vendors
  • Support regulatory inspections and maintain compliance
  • Assist with budgeting when needed
