Position Summary:

The Lead Maintenance Technician provides advanced technical expertise and day-to-day leadership for maintenance operations at an assigned property or across a small cluster of properties. This role supports the Regional Maintenance Manager by coordinating maintenance activities, mentoring Maintenance Technicians, and ensuring that all work meets Archway Communities’ standards for safety, quality, and resident service.

The Lead Technician performs hands-on maintenance work while also serving as the primary on-site resource for troubleshooting, workflow coordination, and communication with property management. This position plays a key role in maintaining safe, functional, and welcoming communities for residents.

Key Responsibilities:

Leadership & Coordination
  • Serve as the on-site lead for maintenance operations, providing guidance and support to Maintenance Technicians.
  • Assign and prioritize daily work orders, unit turns, and preventive maintenance tasks.
  • Ensure maintenance staff follow Archway’s standard operating procedures, safety protocols, and quality standards.
  • Support onboarding and training of new maintenance staff.
  • Communicate regularly with the Regional Maintenance Manager regarding staffing needs, property conditions, and operational challenges.
General Maintenance & Repairs
  • Perform advanced maintenance tasks including plumbing, electrical, HVAC troubleshooting, carpentry, appliance repair, and general building upkeep.
  • Complete work orders efficiently and professionally, ensuring high-quality workmanship.
  • Conduct routine inspections of units, common areas, building systems, and grounds.
  • Identify recurring issues and recommend long-term solutions.
Unit Turns & Property Readiness
  • Lead and participate in unit turns to ensure timely and high-quality preparation for new residents.
  • Coordinate with property management to meet move-in deadlines and maintain occupancy goals.
  • Ensure unit-turn standards are consistently applied across the team.
Preventive Maintenance

Implement and track preventive maintenance schedules for building systems and equipment.

  • Ensure timely completion of tasks such as filter changes, smoke detector checks, and seasonal maintenance.
  • Maintain accurate documentation of preventive maintenance activities.
Safety & Compliance
  • Promote a strong safety culture and ensure OSHA compliance across all maintenance activities.
  • Ensure proper use of PPE and adherence to safety procedures.
  • Report hazards, unsafe conditions, or equipment failures immediately.
  • Support compliance with HUD, LIHTC, ADA, and local building requirements as needed.
Customer Service & Resident Support
  • Interact with residents in a respectful, professional, and service-oriented manner.
  • Communicate clearly about repair timelines, access needs, and maintenance expectations.
  • Support a positive resident experience by resolving issues promptly and courteously.
Vendor & Contractor Coordination
  • Assist with scheduling and overseeing vendor work when specialized repairs are required.
  • Verify that contractor work meets Archway’s quality and safety standards.
Emergency Response
  • Participate in the on-call rotation for after-hours emergencies.
  • Respond promptly to urgent issues such as leaks, electrical hazards, or safety concerns.

Team Collaboration

Performs other related duties as assigned to support team objectives and organizational needs.

Compensation Range: The salary range for this position begins at $27.00 - $33.00/hour.

Determining Factors: Final compensation is based on experience, education, skills, internal equity, and organizational budget.

Education & Experience

  • High school diploma or equivalent required
  • Experience in residential maintenance, facilities management, or building operations strongly preferred.
  • 1+ years of leadership experience.
  • Knowledge of major building systems (HVAC, boilers, electrical, plumbing, elevators, roofs, foundations).
  • Experience working in affordable housing or regulated environments is a plus.
  • Understand operation of basic maintenance tools.
  • Excellent customer service skills.
  • Valid driver’s license and access to reliable transportation.

Physical Demands
  • Ability to sit, stand, walk, climb stairs and move throughout multi-story affordable housing communities for extended periods.

  • Ability to lift, carry, push, or pull up to 25 pounds; occasional lifting up to 50 pounds.
  • Frequent bending, kneeling, reaching, and working in confined or elevated spaces.
  • Ability to visually inspect maintenance work in varying weather conditions.
  • Ability to operate a motor vehicle and travel between multiple properties in the Denver Metro Area.
Safety & Regulatory Environment
  • Occasional exposure to noise, dust, chemicals, and mechanical equipment.
