Morningstar Properties in Lewisville, TX is seeking a Maintenance Associate to care for a busy storage and marina facility. You will perform routine and preventative maintenance, keep units and common areas clean, and ensure safety and security.

This role suits someone hands-on, able to work independently, with experience in general repairs, HVAC, plumbing, carpentry, and driving duties as needed. A high school diploma and valid license help; training and benefits provided.

Qualifications

• Past maintenance and/or janitorial experience required.
• High School diploma or GED preferred.
• Handy with tools and basic mechanical knowledge is a plus.
• HVAC repairs experience a plus.
• Valid driver’s license in the state of employment for occasional driving tasks.
• Ability to move comfortably around the property and perform hands-on work.
• Curiosity, creativity, and a willingness to learn.
• Self-motivated, dependable, and able to work independently.
• Flexible schedule.

Responsibilities

• Maintain a safe, clean, and welcoming environment for customers and team members.
• Take ownership of the property’s appearance and grounds, including landscaping, cleaning, trash removal, restrooms, units, and common areas.
• Perform routine and preventative maintenance to ensure proper operation of facility systems, including HVAC, electrical, plumbing, painting, carpentry, and minor roofing repairs.
• Complete daily, weekly, and monthly maintenance checklists accurately and on schedule.
• Complete routine maintenance and upkeep of company truck.
• Identify maintenance issues early and use effective problem-solving skills to complete repairs efficiently and safely.
• Conduct regular property walk throughs and work independently, adapting to new tools and technology.
• Communicate effectively with Property Manager and other teammates to keep all parties informed of status, needs, or delays.
• Foster a respectful, supportive, and cooperative environment with teammates and customers.
• Keep tools, supplies, and workspaces organized and in good working order.
• Complete all tasks with safety and security at the forefront.
• Other related duties as assigned.
