Job summary

Morningstar Properties is seeking a part-time Maintenance Associate to upkeep and improve our storage and marina facilities. You’ll perform routine maintenance, landscaping, cleaning, and minor repairs, working independently in an active, non-desk environment.

Requirements include a High School diploma or GED, basic tool skills, and a valid driver’s license for occasional driving tasks. The role emphasizes safety, reliability, and teamwork at our Flower Mound location.

Qualifications

• Past maintenance and/or janitorial experience required.
• High School diploma or GED preferred.
• Handy with tools, and basic mechanical knowledge a plus.
• Valid driver’s license in state of employment for occasional driving tasks.
• Curiosity, creativity, and willingness to learn.
• Self-motivated, dependable, and able to work independently.
• Positive, team-oriented attitude with a can-do approach.

Responsibilities

• Maintain a safe, clean, and welcoming environment for customers and team members.
• Own the property appearance and grounds, including landscaping, cleaning, trash removal, restrooms, units, and common areas.
• Perform routine maintenance and minor repairs on HVAC, electrical, plumbing, painting, carpentry, and roofing.
• Complete daily, weekly, and monthly maintenance checklists on schedule.
• Maintain company truck upkeep and readiness.
• Identify issues early and perform repairs safely and efficiently.
• Walk property regularly and work independently, adapting to new tools and technology.
• Communicate with Property Manager and teammates about status, needs, or delays.
• Foster respectful, cooperative team and customer relations.
• Keep tools and spaces organized and secure.
