Job summary

Morningstar Properties is seeking a part-time Maintenance Associate to keep our storage and marina facilities in top condition across the Oklahoma area. You’ll handle grounds, cleaning, routine repairs, and preventive maintenance, often working independently in an active environment.

Ideal candidates bring hands-on maintenance experience, basic mechanical skills, and a reliable, can-do attitude. A valid driver’s license and ability to lift up to 50 pounds are required. Flexible schedule offered.

Qualifications

• Past maintenance and/or janitorial experience required.
• High School diploma or GED preferred.
• Valid driver’s license in the state of employment required for occasional driving tasks.

Responsibilities

• Maintain a safe, clean, and welcoming environment for customers and team members.
• Take ownership of the property’s appearance and grounds, including landscaping, cleaning, trash removal, restrooms, units, and common areas.
• Perform routine and preventative maintenance to ensure operation of facility systems (HVAC, electrical, plumbing, painting, carpentry).
• Complete daily, weekly, and monthly maintenance checklists accurately and on schedule.
• Complete routine maintenance and upkeep of company truck.
• Identify maintenance issues early and diagnose/repair safely and efficiently.
• Conduct regular property walk-throughs and work independently using new tools and technology.
• Communicate with Property Manager and teammates to share status, needs, or delays.
• Foster a respectful, cooperative environment with teammates and customers.
• Keep tools and spaces organized and safe.
• Other related duties as assigned.
