Role Overview

The Maintenance Technician, also known as Service Technician, is responsible for overseeing physical assets, performing general maintenance, apartment make-readies, and preventive maintenance, as well as participating in construction or rehabilitation projects.

Essential Job Functions
  • Use service request system to schedule and prioritize tasks with assistance from Community Manager and Service Supervisor.
  • Perform repairs/replacements within scope, including HVAC, electrical, plumbing, carpentry, drywall, structural, appliances, and exterior grounds.
  • Monitor completion of service requests, ensuring customer satisfaction and limiting callbacks.
  • Understand and follow company policies and preventive maintenance programs.
  • Exercise independent judgment, especially under stress to meet deadlines and reprioritize activities.
  • Collaborate with the office team and Maintenance supervisor on move-in/move-out reports and schedule work.
  • Identify and report hazards, assist in repairs, and respond to resident requests within 24 hours.
  • Assist with inventory management and supply procurement.
  • Perform other duties as assigned.
Required Qualifications/Skills
  • Six months to one-year general maintenance and safety experience.
  • Knowledge of building maintenance, repair, preventative programs, irrigation, pools, and appliance repair.
  • Basic computer skills.
  • Ability to work independently.
  • Excellent time management and prioritization skills.
  • Positive attitude and team-oriented mindset.
  • Own industry-specific hand tools.
  • Valid driver’s license or reliable transportation.
Desired Qualifications/Skills
  • Knowledge of heating and air conditioning systems.
  • HVAC certification or ability to obtain.
  • EPA Certification (Type II, 410A).
  • CPO (Certified Pool Operator) or ability to obtain.
Work Schedule and Environment

8am-5pm, Monday-Friday, with possible overtime and on-call responsibilities. Physical work involves indoor and outdoor tasks, operating in varying climates and conditions, including heights, confined spaces, and handling heavy equipment. Must use safety equipment and PPE, and have visual acuity for detailed tasks. Travel may be required.
