Job summary

Olen Properties in Irvine, CA, is seeking a Commercial Building Maintenance Technician to maintain high-rise building operations, perform work orders, and support HVAC, electrical, plumbing, and general maintenance tasks. The role requires 3+ years of experience, a high school diploma or GED, carpentry/plumbing/HVAC skills, and the ability to read blueprints.

Must have own vehicle and tools; driving is essential.

  • Responds to emergency calls outside of scheduled hours and supports building operations

Our portfolio consists of over 6 million sq. ft. of premier office and flex-industrial commercial properties.Please visit www.Olen.com for more information.COMMERCIAL BUILDING (CLASS A) MAINTENANCE TECHNICIANThe Maintenance Technician is responsible for maintaining efficient and effective high-rise building environment/operations by completing building work orders and assignments related to building equipment, heating, cooling, electrical, plumbing and miscellaneous maintenance projects.ESSENTIAL DUTIES AND RESPONSIBILITIES:Performs assigned and preventive maintenance tasks under the direction of the Property Manager or Building Engineer.Completes assigned work orders and service requests in a timely manner.Assists in maintenance of HVAC equipment including boilers and fan room, which includes filter changes, water treatment, as well as responding to and resolving tenant HVAC comfort calls.Completes daily, weekly, and monthly checklists on building equipment maintenance procedures, and maintains records of scheduled maintenance procedures. Knowledge of VAV and Pneumatic components a plus.Assists with unscheduled repairs/troubleshooting of building equipment.Provides assistance in all phases of project work including moving, remodeling and equipment removal and installation when required.Checks functionality of safety systems and reports deficiencies.Picks up parts and supplies at local vendors.Supports porter staff as needed to maintain cleanliness of the property.Performs minor plumbing repairs (sinks, faucets, toilets, urinals) when needed.Performs minor electrical repairs, including light bulb and electronic ballast replacement, when needed.Responds to emergency calls outside of scheduled working hours on weekdays, weekends, and holidays when needed.Other general maintenance tasks assigned by the Property Manager and/or Building Engineer.Other tasks as assignedTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
