Qualifications

• High School diploma or equivalent required.
• 1 year trade school or 6 months related work experience preferred.
• Good working knowledge of electrical, HVAC, plumbing, pool maintenance, and appliance repair.
• Must have hand tools normally used in construction and maintenance.

Responsibilities

• Maintain accurate work order requests and on-call log records with time spent on tasks.
• Assist with ordering supplies and inventory of maintenance items and appliances.
• Prepare for bi-annual property inspections and attend applicable training seminars.
• Attend scheduled management meetings and participate in property operations.
• Maintain daily upkeep of mechanical equipment per the preventive maintenance program (HVAC, water heaters, smoke alarms, etc.).
• Diagnose problems and assist with maintenance tasks including make-ready, appliances, HVAC, plumbing, electrical, and carpentry.
• Assist with exterior property upkeep, grounds, breezeways, and common areas.
• Assist with annual unit inspections and during move-outs for cleaning/trash-out.

Maintenance Technician# Maintenance TechnicianNorth Hollywood - North Hollywood, CA 91601## OverviewSalary Range$27.00 - $27.00 Hourly## Description**Job Summary:**Maintenance Technician will maintain the day-to-day operations and assume responsibility for maintaining the physical asset of the property under the direction of the Regional Property Supervisor and/or Property Manager. Ability to lift up to 60lbs with little or no assistance.Driving Requirements:* Frequent need to utilize personal transportation to inspect apartment community and surroundings neighborhood, run property errands, make trips to the bank and visit the corporate office.* Must have valid drivers license and automobile insurance.
