Job summary

Gilbane Development Company is seeking a Maintenance Technician in Pawcatuck, CT. The Maintenance Technician is responsible for all daily physical building-related activities, implementing energy management, preventive maintenance, and quality standards to maximize property value.

The role requires knowledge of HVAC, plumbing, electrical and life-safety systems, supervision of vendors, and a flexible schedule including after hours or on-call duties.

Qualifications

• Minimum of 2 years’ Maintenance engineering experience with knowledge of commercial, mechanical, electrical, and plumbing systems
• High school diploma or equivalent with technical school certification
• General maintenance skills in carpentry, painting, locksmithing, etc.
• Must have and maintain a valid driver’s license
• Proven knowledge of technical terms used in HVAC, plumbing and/or electrical
• Strong knowledge of building trade tools and equipment
• Good verbal communication skills and written communication skills in English and customer service skills
• Must be a good team player with multi-tasking skills
• Working knowledge of Microsoft Word and Excel
• Excellent attendance record and willingness to work a flexible schedule which may include after hours and/or on-call duties

Responsibilities

• Supervise vendors and subcontractors as needed.
• Maintain preventive maintenance and overall schedules for all.
• Responsible for instituting and managing maintenance and operational best practices for all buildings, grounds and operating systems.
• Understand OSHA, other regulatory guidelines, and industry best practices to insure compliance with work and testing being performed by maintenance personnel, vendors and subcontractors.
• Operate and manage all aspects of the Building Management Systems (HVAC, lighting control, security and life safety).
• Manage usage and procurement to insure utility optimization.
• Operate, test, maintain and restore to working order HVAC, Plumbing, Electrical and Lighting Systems, Structural and Life Safety Systems.
