Job summary

GDPM is seeking a Maintenance Laborer in Dayton, Ohio. This full-time, union role involves performing a variety of maintenance tasks under the supervision of the Maintenance Supervisor, including repairs to fixtures, glass, doors, and windows, as well as electrical, plumbing, carpentry, and painting work.

Qualifications

• High school diploma or GED and 1–3 years related experience.
• Ability to read and comprehend simple instructions, short correspondence, and memos; write explanations on work orders; communicate clearly.
• Basic math: add, subtract, multiply, and divide in all units of measure.
• Ability to follow written or oral instructions and solve problems with a few concrete variables.
• Valid Ohio driver's license and insurable for driving agency vehicles.
• Must be bondable.
• Regular in-person attendance.
• Able to meet physical requirements: walk, climb, stand; lift up to 100 pounds; vision abilities.

Responsibilities

• Responds to service requests from residents in a timely manner; follows safety rules and time standards.
• Performs repairs to building fixtures, replaces glass, repairs doors/windows, and other trades; paints and repairs walls; maintains grounds and parking areas.
• Repairs on occupied and vacant units; cleans and maintains common areas; assists inventory control.
• Troubleshoots repairs and maintains furnaces, AC units, appliances, and tools/equipment.
• Keeps inventory of repair supplies and records usage; completes work orders and emergency orders promptly.
• Attends training, meetings, and other instructional sessions as required.
• Maintains regular in-person attendance; available for emergency calls after hours; may lead temporary staff.
• Trash vacant units within 24 hours of tenant vacation.
• No supervisory responsibilities.
