JOB SUMMARY

Repair, maintain, service, and clean a 39-unit senior (62+) property located in Bethel Park, Pennsylvania.

ESSENTIAL JOB FUNCTIONS

1. Perform maintenance and repairs in apartments, specifically authorized by work orders and emergency situations.
2. Prepare and maintain the property for HUD REAC/NSPIRE Inspections.
3. Understand and comply with Fair Housing laws and standards.
4. Prepare, paint, and rehab apartments for turnover in a timely manner.
5. Update Property Manager with outstanding work orders and building issues.
6. Perform various preventative maintenance functions.
7. Maintain excellent curb appeal; keep patios, breezeways, entrances, and sidewalks free of snow and debris, ensuring safety in all seasons.
8. Maintain grounds and common areas, keeping them free of trash and debris.
9. Perform on-call emergency services if required.
10. Assist the manager with apartment inspections; follow up on inspection reports with timely repairs.
11. Handle work orders for tenants; prioritize and complete tasks promptly.
12. Maintain all tools and equipment in optimal condition; understand and adhere to OSHA regulations.
13. Inspect subcontracted services and providers as directed; stay informed of system upgrades and updates.
14. Possess well-rounded skills in plumbing, electrical, carpentry, HVAC, and appliance repair.
15. Maintain property systems such as HVAC, plumbing, and electrical.
16. Assist in maintaining all required inventories for project supplies and equipment.
17. Effectively deal with people, staff, and especially our elderly residents.
18. Perform miscellaneous duties as needed.
19. Responsible for maintaining a daily/weekly cleaning schedule as overseen by the manager’s expectations.

SKILLS, EDUCATION, AND EXPERIENCE

• Versed in all aspects of repair and maintenance.
• Ability to effectively present information and respond to questions from property managers and staff.
• High School diploma or equivalent education.

GENERAL INFORMATION

• This is a full-time position (8-hour shift) requiring evening and weekend emergency on-call when needed.
