Job summary

IRG Realty Advisors in Miami is seeking a Maintenance Technician focused on ammonia refrigeration to support the Property Management division. You will maintain and repair ammonia refrigeration systems, assist with preventive maintenance, and help ensure safe, efficient operation of cooling equipment for tenant spaces.

Under the guidance of the Operations and Property Managers, you will document conditions, interface with contractors, and help manage budgets and workflow.

Qualifications

  • High school diploma or equivalent required.
  • Technical degree or relevant certification preferred.
  • Bilingual in English and Spanish preferred.
  • Ability to follow detailed instructions and work in a team.

Responsibilities

  • Assist in maintaining and repairing ammonia refrigeration systems, including compressors, condensers, and evaporators.

Job Summary

This position is within the Property Management division of IRG Realty Advisors and will serve the Miami, Florida, area. The Maintenance Technician, focusing on Ammonia and Refrigeration, offers a unique opportunity to learn and develop skills in operating and maintaining industrial ammonia refrigeration systems. Working under the Operations and Property Managers, this role will help ensure the efficiency and safety of our refrigeration units and assist with the property's overall operational activities to meet tenant and client needs.

Essential Job Functions
  • Assist in maintaining and repairing ammonia refrigeration systems, including compressors, condensers, and evaporators.
  • Perform routine inspections and record temperatures and pressures as required.
  • Support the team in troubleshooting mechanical, electrical, and control system failures.
  • Engage in preventive maintenance to ensure refrigeration equipment longevity and proper functioning.
  • Learn to operate and maintain related systems, such as the ammonia compressor system, which includes water pumps, evaporator, and condenser fan motors with drive belts and direct drives, etc.
  • Participate in training sessions to expand knowledge and skills in refrigeration technology.
  • Interface with contractors and vendors; hold vendors accountable for the quality of work, billing accuracy, and adherence to property policies and procedures for all projects.
  • Assist the Operations Manager and Property Manager with the development of fiscally responsible operational and maintenance policies, procedures, and plans.
  • Implement the approved budget daily and be accountable for operating the property within budget guidelines and for managing annual operating and maintenance budgets.
  • Follow the guidelines of the IRGRA WORKFLOW Program to include elements of Vacancy Management, Tenant Retention, Fire System, Environmental, Operations, Leasing Support, and Budget/Capital.
Skills & Qualifications
  • High school diploma or equivalent required.
  • Technical degree or relevant certification preferred.
  • Bilingual in English and Spanish preferred.
  • Basic understanding of mechanical systems, with a willingness to learn specialized skills.
  • Familiarity with ammonia refrigeration systems is preferred but not required.
  • Ability to follow detailed instructions and work effectively in a team environment.
  • Strong problem‑solving skills and attention to detail.
Work Environment
  • The role involves working in various industrial settings where refrigeration systems are used.
  • Typical business hours, Monday – Friday, with weekend and overtime availability as needed.
  • This position will be On‑Call for three weeks at a time.
  • Physical Demands: the ability to lift 50 pounds, work in confined spaces, climb ladders and stairs to assess rooftops, and walk the property in various weather conditions.
