Associated Contracting Resources (ACR) is seeking a Maintenance Technician to service residential HOA communities across Downriver. You’ll handle plumbing, electrical, HVAC, painting, drywall, and other tasks, performing repairs and troubleshooting to keep properties safe and functional.

  • High school diploma or better.
  • 2 years of maintenance, preferably HOA/Property Management.
  • Valid Driver’s License and ability to operate a personal vehicle.
  • Ability to read, write, speak and understand English.

Responsibilities

  • Perform plumbing, electrical, HVAC, painting, drywall, welding and other maintenance tasks.
  • Troubleshoot issues, identify repairs and implement solutions.
  • Handle ground maintenance such as landscaping and pressure washing.
  • Manage service requests independently and prioritize tasks.
  • Work with Community Manager and vendors to maintain property upkeep.
  • May participate in after-hours calls and on-call maintenance.

Job description

Join Associated Contracting Resources (ACR) as a Maintenance Technician and put your hands-on skills to work across residential HOA communities throughout the Downriver area! From plumbing, electrical, HVAC, painting, and welding to everyday repairs and troubleshooting, you’ll play a key role in keeping properties safe, functional, and looking great.

Position Responsibilities:

  • Works independently as a self‑starter while taking direction from the ACR Senior VP and collaborating with the Community Manager on work orders, priorities, resident needs, property concerns, and daily tasks.
  • Partners effectively with the Community Manager and property team to ensure timely communication, completion of maintenance requests, and overall property upkeep.
  • Perform duties related to plumbing, electrical, HVAC, painting, drywall, pressure washing, welding, block work, and other maintenance needs associated with designated properties.
  • Troubleshoots maintenance issues to identify problems, determine necessary repairs, and implement effective solutions.
  • Complete ground maintenance, including trash removal, sweeping, landscaping, pressure washing, waste removal, and other property appearance‑related tasks.
  • Independently manages assigned maintenance service requests while prioritizing tasks and maintaining high‑quality workmanship.
  • Demonstrates initiative in identifying property maintenance needs and proactively addressing issues to support safe, well‑maintained communities.
  • May be required to participate in after‑hours calls, emergency response, and on‑call maintenance support as needed.
  • Properly operates, maintains, and stores all maintenance equipment, tools, and supplies.
  • Performs other related duties as directed.

Knowledge, Skills and Abilities:

  • Knowledge and competency in performing specialized and skilled maintenance in various trades including carpentry, plumbing, electrical, HVAC, pool equipment and chemicals, painting, dry wall, welding, roofing, concrete/masonry, equipment operation and any other maintenance skills needs applicable.
  • Possess skill and ability to operate a wide variety of hand and power tools.
  • Consistently meet ACR’s standards of service and interact with customers and staff in a professional, gracious and friendly manner.
  • Time management: the ability to organize and manage multiple priorities and meet deadlines.
  • Complete tasks from start to finish in a quality manner, on time, within budget and while meeting applicable codes.
  • Ability to gather information, analyze it, seek input and make sound decisions.
  • Independent and self‑starter with the ability to prioritize responsibilities and complete tasks with minimal supervision.
  • Ability to build and maintain positive working relationships with Community Managers to support property maintenance needs and service expectations.
  • Ability to work independently as a self‑starter while collaborating effectively with team members, vendors, homeowners, and Community Managers to support property operations and deliver quality service.
  • Work at a faster‑than‑average pace.

Physical Demands & Work Environment:

  • Works indoors and outdoors.
  • Requires physical ability to stand for long periods, climb stairs and ladders, squat and bend.
  • Ability to stand and walk for extended periods of time, in crowded areas and in confined spaces.
  • Ability to work on uneven surfaces, in hot, cold and wet conditions, climb and stand on ladders and scaffold at heights of up to 50 feet.
  • Able to handle various manual and power tools.
  • May work independently or as part of a team.

Experience
Required
2 years:

Experience working in a maintenance role, preferably within an HOA or Property Management environment. Ability to read, write, speak and understand the English language in order to interact with customers and staff. Valid Driver’s License. Must be able to work outdoors, lift, squat, climb and perform a wide variety of physical tasks. Requires use of a personal vehicle, preferably an open‑bed truck.
