Ackermann Group is seeking a full-time Maintenance Technician 3 in Florence, Kentucky. You will troubleshoot and repair building systems, manage unit turnovers, and coordinate with contractors while supporting resident needs.

The role requires EPA Type I & II certification, a valid driver’s license, and a proactive, team-oriented approach. The position offers standard hours, emergency on-call rotations, and benefits including health, retirement, and paid time off.

Qualifications

• Availability to work full-time: Monday – Friday, 8:00am – 5:00pm with emergency on-call rotation as designated by the Community Manager
• 1+ years of related maintenance experience
• EPA Type I & II certification required
• CPO and CAMT certifications preferred
• Aquatherm system experience preferred
• Strong attention to detail and team orientation
• Valid driver’s license with proof of insurance
• High school diploma or equivalent

Responsibilities

• Physical activities related to interior and exterior building and grounds maintenance and light duty janitorial.
• Performing intermediate level troubleshooting and repairs across maintenance trades (Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
• Scheduling unit turnovers with approved contractors.
• Managing inventory associated with unit turnovers.
• Carrying out repairs and/or solutions for resident generated service requests.
• Participating in snow event preparation and removal.
• Responding to periodic after hours “emergency” maintenance requests.
• Pool water management if applicable.
• Participating in move-in/out inspection process.
• Leveraging Ackerman technology and software to document, manage and report on maintenance related activities.
• Participating in coordination and execution of the property’s preventative maintenance plan.
• Taking responsibility for other work-related tasks as assigned by Community Manager or Maintenance Supervisor.

We are seeking a full-time Maintenance Technician 3 to join our growing team in Florence, Kentucky! As a Maintenance Technician 3 at Ackermann Group, you must possess strong tactical and technical ability to effectively & efficiently troubleshoot and repair all operational, mechanical, and structural needs of the property including but not limited to: pools, plumbing, appliance, electrical and carpentry. They must possess adequate proficiency and communication skills to deliver excellent customer service. This role requires the ability to work with minimal supervision, familiarity with a maintenance budget, and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory. Additional responsibilities include:

The ideal Maintenance Technician 3 will have:

• EPA Type I & II certification required
• CPO and CAMT certifications preferred
• Aquatherm system experience preferred

• A valid driver’s license with proof of insurance
• High school diploma or equivalent
