Job summary

Braden Fellman Group is seeking a hands-on Maintenance Technician to join the on-site team at one of our multifamily communities in Columbia, SC. You will keep residents' homes safe, comfortable, and well cared for — completing service requests, preparing vacant units for move-in, and helping maintain the overall condition and curb appeal of the community.

Qualifications

  • 1–3 years of maintenance experience in multifamily or similar settings.
  • Basic knowledge of plumbing, electrical, appliances, and carpentry.
  • HVAC troubleshooting skills.
  • Valid driver’s license and reliable transportation.
  • Ability to lift up to 50 lbs and work outdoors in varying weather.
  • Comfort using a smartphone or tablet for work orders.

Responsibilities

  • Complete resident service requests promptly and professionally, including repairs to plumbing, electrical fixtures, HVAC, appliances, doors, windows, drywall, and flooring.
  • Perform unit turns: punch-out repairs, painting touch-ups, caulking, fixture replacement, and final inspection so vacant apartments are move-in ready on schedule.
  • Conduct preventive maintenance on building systems and equipment according to the community’s maintenance schedule.
  • Maintain common areas, amenities, and grounds — including light janitorial work, pressure washing, and seasonal tasks as needed.
  • Document work performed in the property management system (work orders, parts used, time on task).
  • Assist with property inspections and help identify and report deferred maintenance, safety hazards, and code concerns.
  • Participate in the on-call rotation for after-hours emergency maintenance (schedule shared across the team).
  • Communicate courteously with residents, respecting their homes and providing a positive service experience.

About The Role

We are looking for a hands-on Maintenance Technician to join the on-site team at one of our multifamily apartment communities. Requirements

What You’ll Bring

  • 1–3 years of maintenance experience, preferably in multifamily / apartment communities (hotel, facilities, or general construction experience also considered).
  • Working knowledge of plumbing, electrical, appliance, and general carpentry repair.
  • Basic HVAC troubleshooting skills.
  • Comfort using a smartphone or tablet for work orders and communication.
  • Valid driver’s license and reliable transportation; own basic hand tools.
  • Ability to lift up to 50 lbs, climb ladders and stairs, and work indoors and outdoors in varying weather.
  • Availability for a rotating on-call schedule, including occasional evenings and weekends.
Nice to Have
  • EPA 608 Type II or Universal certification.
  • CPO (Certified Pool Operator) or willingness to become certified.
  • Experience with property management software (AppFolio, Yardi, or similar).
  • Bilingual English/Spanish.

Schedule & Physical Requirements

Full-time, Monday–Friday with a rotating on-call schedule for emergencies. The role involves standing, walking, bending, kneeling, climbing ladders, and lifting up to 50 lbs, in both indoor and outdoor conditions.
