Job summary

Point Real Estate Management is seeking a part-time Maintenance Technician to support two properties located in Chilton and Sheboygan Falls, Wisconsin. You will work approximately 15–20 hours per week and perform general maintenance tasks across electrical, plumbing, carpentry, painting, and HVAC areas.

The ideal candidate has at least 2 years of apartment maintenance experience, owns basic hand tools, and holds a valid driver’s license to travel between properties.

Qualifications

• Minimum 2 years of full-time apartment maintenance experience.
• Own basic set of hand tools.
• Valid driver’s license with reliable transportation is required for travel between properties.
• Available to participate in emergency on-call.
• Ability to perform work at other area locations as needed.

Responsibilities

• Maintain two properties in Chilton and Sheboygan Falls, WI.
• Perform general maintenance including electrical, plumbing, carpentry, painting, and HVAC tasks.
• Respond to service requests within 24 hours.
• Assist in custodial and grounds duties as needed.
• Assist in refurbishing apartments prior to resident occupancy (Make Readies).
• Be on call and participate in standby emergency schedule.

Point Real Estate Management is seeking a part time Maintenance Technician to add to our team! This position will float between two properties located in Chilton and Sheboygan Falls, Wisconsin, working approximately 15-20 hours or less per week. The ideal candidate will have some basic knowledge of electricity, plumbing, carpentry, drywall repair, painting, and HVAC.

The Maintenance Technician will perform overall maintenance of the physical properties, under the direction of the Regional and Property Managers.

Duties and Responsibilities

• Customer Service
• Service requests made by residents should be completed or responded to within 24 hours
• Assist in the distribution of flyers and other material
• General Maintenance, including but not limited to:
• Replace filters and clean air conditioning vents as needed
• Replace breezeway light bulbs as needed
• Perform HVAC repairs as needed
• Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
• Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
• Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks.
• Paint, interior and exterior, when necessary.
• Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.
• Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. in common areas.
• Assist in grounds work when necessary, including picking up litter and “trashing out” vacancies.
• Maintain pool chemical levels and cleanliness.
• Repair concrete, masonry, roof, fencing, when required.
• Be responsible for refurbishing of apartments prior to resident occupancy (Make Readies).
• Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer cleanouts, and post map of same.
• Make keys, change locks and assist in maintaining key control and other work as directed
• On Call
• Handle “on call” duties whenever needed.
• Participate in standby emergency schedule for evening, weekend, and holiday coverage.
• Other duties as assigned by supervisor

Requirements

• Minimum 2 years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting and HVAC.
• Own basic set of hand tools.
• Valid driver’s license with reliable transportation isrequiredfor travel between properties
• Available to participate in emergency on-call.
• Ability to perform work responsibilities at other locations in the area, as needed.
